That CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties
Travis and Williamson, State of Texas, with mailing address of 221 East Main Street, Round Rock, Tex
78664, and its successors and assigns (hereinafter referred to as "Grantor"), for and in consideration of t
sum of TEN and NO/100 DOLLARS ($10.00) and other good and valuable consideration paid by t
TEXAS DEPARTMENT OF TRANSPORTATION, the receipt and sufficiency of which is hereb
acknowledged, does hereby GRANT, SELL and CONVEY unto The State of Texas, i
agents, contractors, successors and assigns, (hereinafter referred to as "State"), a Temporai
Construction Access Easement for the purpose of access to and from and construction and maintenan
of a bridge and other necessary structures and related appurtenance construction ("Project"), in, alon
upon and across the following property ("Property") located in the County of Williamson, State
Texas:
Being approximately 13,140 square feet of Lot 913, replat of Lot 9 of the Heritage Center
Subdivision, dedicated by deed to the City of Round Rock in Document No. 2020099807
of the Official Public Records of Williamson County, Texas; said 13,140 square feet
being depicted in Exhibit "A," attached hereto and incorporated herein by reference for
ail purposes.
Following completion of work within the Temporary Construction Access Easement area
described in Exhibit "Aif State has removed or damaged improvements, herbage, or planted
landscaping within said easement area or otherwise on Grantor's property, State shall at its expense
restore properties injured by State's activities as closely as commercially possible to substantially the
same condition as existed previous to State's entry upon the particular property, taking into acCOLLnt the
proposed modifications described herein.
To the extent allowed by law, State shall indemnify Grantor against any loss and damage which

This Temporary Construction Access Easement shall be in full force and effect at all times during
the accomplishment and completion of the construction Project activities described above. Said
Temporary Construction Access Easement shall terminate and all use rights within land area shall revert
to the Grantor and assigns, and all interest conveyed herein shall cease: (a) on the date of completion of
construction of the Project activities described above; or (b) upon a release of easement executed and
recorded by State, whichever occurs first.
