TO ALL INTERESTED PARTIES:
Notice is hereby given of a public hearing to be held in City Council Chambers located on the first floor of City
Hall, 221 East Main Street in the City of Round Rock, TX, on October 24, 2024, at 6:00 p.m. by the City Council.
Interested parties may appear and be heard at the public hearing.
The purpose of the hearing is to consider public testimony concerning the request filed by Lupine Development&
Consulting LLC, on behalf of the property Owner, Han Tran, for the amendment of the Round Rock 2030
Comprehensive Plan to designate for Mixed-Use, and the original zoning of approximately 1.55 acres of land to the
MU-R (Mixed-Use Redevelopment and Small Lot) district. The City Council may approve, modify, or deny this
application. Case Nos.ZON24-00006 and CPF24-00001.
Legal Description: The subject tract consists of approximately 1.55 acres out of the Willis Donahoe Survey, Abstract
No. 173. Field notes further describing this development tract are available for inspection in the City of Round Rock
Planning and Development Services Department, 301 W. Bagdad,Suite 210, Round Rock,Texas,
Land Use Proposal: Mixed use development (ground floor Commercial with Upper-story residential)
Location: North of E Old Settlers Blvd and East of Fairview Dr.
