Road" it which a 10portion of right-of-way (R.O.W.) is dedicated by Cabinet
U, Slide 81, Plat Records of Williamson County, Texas (P.R.W.C.T.), however no
additional R.O.W. dedication by plat or deed was located by, nor provided to the
surveyor); said portion of "Old Bowman Road" also being shown in Cabinet D,
Slide 250 of said plat records and noted as "40' Street R.O.W."); said 0.268 of an
acre tract described in further detail by metes and bounds in Exhibit "A" attached
hereto and made a part hereof for all purposes ("Property").
For valuable consideration, the receipt of which is hereby acknowledged,
Releasor' 'Easement Owner City of Round Rock does abandon, release, discharge, and quitclaim
all of its right, title, and interest in and to the Property for roadway use forever. Neither
Releasor."Easement Owner nor its heirs, executors, administrators, successors, or assigns shall
have, claim, or demand any right or title in and to the Property or any part of it whatsoever.
The Property shall remain subject to the rights of any existing utilities, easements,
restrictions, reservations, covenants, conditions, oil and gas leases, mineral severances
mr other items validly existing and recorded in the Official Records of Williamson County,
Texas. Nothing in this release shall be construed to abandon or otherwise affect the interest of
the City of Round Rock or the public in easements within the subject area related to public
utilities and storm water drainage facilities. The City of Round Rock retains an easement for any
existing public utilities and storm water drainage facilities located within the Property.
