appears upon the map recorded in Cabinet EL,Slide 224. 226 and 227 of the Williamson County Official Plat
Records,also described in the deed to Scott and White Memorial Hospital and Scott,Sherwood and Brindley
Foundation,recorded in Document Number 1997033254 of the Williamson County Official Public Records.
COMMENCING at a 1/2-inch iron rebar tbund with a cap stamped"BURY PARTNERS", for the northeast
corner of Lot 3, Block A of TERAVISTA COMMERCIAL 1 SUBDIVISION PHASE ONE,a subdivision
situated in the City of Round Rock. in Williamson County,Texas.as it appears upon the map recorded in
Cabinet BB.Slide 366 and 367 of said Plat Records,also being in the westerly right of way of Teravista
Parkway,a road as shown on TERAVISTA SECTION 26B,an addition to the City of Round Rock.in
Williamson County,Texas.and the northerly southeast corner of said Lot I A,Block A.and a curve to the
left,whose radius is 667-no/100 feet. from said I/2-inch iron rehar found,another 1/2-inch iron rehar found
cap stamped"BURY PARTNERS", for the northwest corner of said Lot 3, Block A,bears south 36 degrees-
05 mintues-I5 seconds west(plat call is south 36 degrees-03 minutes-48 seconds west) 158-02/100 feet.

CORNER of the Variable Width Easement being described, from said calculated point,a 1-1/2-inch brass
disk in concrete found, stamped"CITY OF ROUND ROCK Ref. Point EL 20".at the intersection of
Teravista Parkway and Oakmont Drive,hears north 29 degrees-40 minutes-45 seconds west 2.064-02/100
feet,(surface distance). for reference.
Thence south 06 degrees-05 minutes-35 seconds east 23-30/100 feet to a calculated point being in said
north line of the Drainage Easement, from said calculated point,a 1-1/2-inch brass disk in concrete

The basis of bearings was taken from the Texas State Plane Coordinate System, Central Zone,NAD83
Datum,as obtained by GPS observations and referenced to the SMARTNET NETWORK OF NORTH
AMERICA Base Station"TXG4"in Georgetown, Texas.
