Dear Ms. Dworaczyk:
As requested, I am pleased to provide this proposal for appraisal services relating to the property
captioned above. Terms of the assignment are summarized below.
Real Estate to be Appraised: Parcel 7: improved with Burger King and
convenience store with site improvements in
the acquisition.
Parcel 6A: a vacant parcel comprising the
frontage of the Scott & White property.
Parcel 6B: improved with the Scott &
White medical facility; site improvements in
acquisition.
Parcel 6C: a second vacant parcel
comprising the frontage of the Scott &
White property.
Parcel 17: improved with Del Taco with

Parcel 17: Appraisal: $4,500, only the land
and site improvements in the acquisition are
to be appraised.
Parcel 17 Land Planning: $750. Matthew
Beard of Alterra Design Group will evaluate
the remainder condition and design a land
plan to consider the loss of two parking
spaces.
Parcel 18: $5,500. This fee considers the
atypical drainage/flood plain of this tract.

Parcel 18: Drainage lot with 100% flood
plain and drainage easement.
Purpose of the Appraisal:
To estimate just compensation for the partial
acquisitions.
Use of the Report:
Establishing a basis for acquisition of the
parcels.
Appraisal & Reporting Standards:
The appraisals will be developed and the
reports will be prepared in conformity with
and subject to the requirements of the
Uniform Standards of Professional
Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of
Professional Ethics and the Standards of
Professional Appraisal Practice of the
Appraisal Institute.
'rhe results of our analysis will be set forth
in an Appraisal report as defined by
Standards Rule 2-2(a) of USPAP.
Fee:
Parcel 7: $5,200. Only the land and site
improvements in the acquisition are to be
appraised.
Parcel 6A: $4,000. Includes land planning
assistance for economic units.
Parcel 613: $5,200. Only the land and site
improvements in the acquisition are to be
appraised.
Parcel 6C: $4,000. Includes land planning
assistance for economic units.
Parcel 17: Appraisal: $4,500, only the land
and site improvements in the acquisition are
to be appraised.
Parcel 17 Land Planning: $750. Matthew
Beard of Alterra Design Group will evaluate
the remainder condition and design a land
plan to consider the loss of two parking
spaces.
Parcel 18: $5,500. This fee considers the
atypical drainage/flood plain of this tract.
Completion:
The cost to replace the retaining wall lost in
the acquisition is to be provided by others.
Time subsequent to the initial assignment,
including, without limitation, updates,
meetings, depositions, mediation,
arbitration, trial and preparation for
testimony, will be paid monthly, as incurred,
at the following hourly rates:
Paul Hornsby: $250/hour
MAI Staff Appraisers: $250/hour
State Certified Appraisers: $200/hour
Research Staff: $150/hour
Estimated at 30 days from your written
authorization to proceed.
If these terms are acceptable, please indicate by executing this agreement and returning one copy
to me. I look forward to working with you on this assignment.
