SCOPE OF SERVICE

CITY OF ROUND ROCK—BOB BENNETT FACILITY
REMOVAL OF FUEL AND WASH FACILITIES
ADDITION OF NORTHERN DRIVEWAY TO PHASE V.
CONNECTION TO PHASE 3 SITE
The following Scope items are modifications to the original Bob Bennett Complex scope of services for Phase V. Scope reduction for
the removal of the fueling and wash facilities.The addition of the Northern roadway access to Eagles Nest from the Phase V property
will include survey services,civil/drainage design,electrical and telecom and project management. Extended connection to the future
phase 3 site including partial demolition of a storage canopy.
ASSUMPTIONS
The following assumptions are modification or additions or modifications of the original scope:
1. CoRR has obtained contractual approval with the adjacent property owner to use and modify the access roadway.
2. Utility documents are available to show grading of underground drainage systems. Civil design will determine if
drainage can be modified.
3. CoRR will provide the Geotechnical analysis of the roadway site as needed.
4. Design and construction of the Northern Roadway will be scheduled to be built with Phase V pending approvals from property
owners.
5. Damages or impacted existing landscape will be noted to be repaired and/or replaced in kind.
6. Civil services includes TCEQ and Re-platting of the Phase 2&5 sites as one site
7. Scope and Fee removed Mechanical, Fire protection, Equipment, Plumbing,and Interiors.
8. Scope and Fee Reduced for Structural,electrical,telecom and Architectural.
9. Scope increased or remained the same for Civil, Landscape and Project Management.
10. Reimbursements included in Scope for Fuel and Wash consultants and Geological survey. This cost will be paid by Jacobs to
be reimbursed by CoRR.
SCOPE OF SERVICES
1. Survey of the existing Northern Roadway and connection to the Phase V and Phase III sites. These services will
include but not be limited to:
a. Design survey of the area to be re-constructed for the driveway connection.
b. Document the boundary for the adjacent(Burke Group tracts)to develop access and temporary construction
easements. The boundary survey to locate and/or set existing property corners to reestablish the property
boundaries.
c. Prepare field notes and a sketch for the Access Easement to be presented to the City legal team for their inclusion in
the dedicatory package.
d. Prepare field notes and a sketch for Temporary Construction Easements to be presented to the City legal team for
their inclusion in the dedicatory package.
e. Title Commitments for all property involved will be provided by the client.

FINAL DESIGN SERVICES:
1.0 Schematic Design (30%submittal)
1.1 REMOVAL OF FUELING AND WASH DESIGN.ADDITION OF NORTHERN ROADWAY ACCESS TO PHASE V AND
ACCESS TO PHASE III SITE—
a. REMOVE ALL DESIGN AND CONSTRUCTION SERVICES FOR THE FUEL ISLAND AND WASH FACILITY IN PHASE
V.
b. 30%Schematic Design Drawings:
• The Architect and Civil Engineer will prepare drawings,which are in sufficient detail to illustrate design concepts, systems
concepts, interfaces,scale,and relationships. The drawings will identify all project components, civil, electrical,systems,
circulation,and access, including,site plans,temporary access plans.A Preliminary Table of Content(TOC)for the expected
program specifications will be provided for review. Civil services will coordinate with all public utilities,procure releases as
necessary,and document/design to abandon/redesign the existing PUE running between phase 5 and phase 2 sites.The
schematic design documents will define the following:
• Existing conditions base file that includes property boundaries,existing pavement,utilities and topography.
• Site layout including vehicle access,circulation, service access and parking.Jacobs will use the Autoturn program to
verify trucks with trailers have accurate turning space.
• Utility locations(coordination with CoRR)
• Preliminary drainage and grading plans
• Coordination of preliminary plan and profile
• Preliminary electrical power and lighting layout
• Preliminary telecom layout
• Preliminary retaining wall layout
• Preliminary Landscape layout
• Specification TOC
c. Estimate of Probable Costs to be developed by CMAR
The Architect will review the cost estimate based on the complete Schematic Design Documents. Comments will be provided
to CORR and the CMAR Contractor 2 weeks after receipt of official estimate.

2.0 Design Development(65%Submittal)
2.1 REMOVAL OF FUELING AND WASH DESIGN.ADDITION OF NORTHERN ROADWAY ACCESS TO PHASE V AND
ACCESS TO PHASE ill SITE—
Based upon approved Schematic Design Documents,the architect and civil engineer will prepare Design Development
Documents which establish and describe the size,scope, character, material composition, systems,sequence of
operation/control and other features by means of plans, sections and elevations,specifications that identify major materials
and systems and establish in general their quality levels. Early construction packages will be considered pending coordination
with the Construction Manager. Design Development drawings will be developed to a 65%level of detail and include the
following:

Grading, drainage, paving, fencing, and erosion control plans including existing contours, final contours, mathematized
horizontal and vertical geometry, horizontal and vertical clearances, storm sewer, drainage structures and details of special
structures.
Civil drawings will include:
a. Site development plan(horizontal control)
b. Site grading plan(vertical control)
c. Pavements, roadways plan
d. Site utilities plan, including above and below-ground utilities.
e. Retaining wall,screen wall or other site structures
f. Storm Water Pollution Prevention Permit
b. Electrical/Telecom
Electrical Systems and Telecom Systems will be designed to accommodate lighting and security for access to the Phase V
site. All utilities for electrical and telecom will come from within the Phase V site.
Electrical and Telecom drawings will include:
• Site plan showing electrical and telecom sources
• Lighting location and footcandle levels
• Security card readers, access and egress controls
• Security CCTV
• Vertical and horizontal distribution schematics
• Operational procedures and installation details for a complete security system.
c. Landscape and Irrigation
Landscape plans will include overall and enlarged planting/xeriscape plans, hardscape plans, and irrigation plans to fully
cover proposed planting as defined by CoRR Guidelines.

3.1 REMOVAL OF FUELING AND WASH DESIGN,ADDITION OF NORTHERN ROADWAY ACCESS TO PHASE V AND
ACCESS TO PHASE III SITE—
Based upon approved Design Development Documents and the incorporation of any changes or adjustments directed by the
CoRR Project Manager,the Civil Engineer will prepare complete Construction Documents.The intent of the Contract
Documents is to include all items necessary for the proper execution and completion of the construction work based on a
CMAR project delivery method.
Construction Documents which establish and describe the complete size,scope,character, material composition,systems,
sequence of operation/control and other features by means of plans,sections and elevations,typical construction details,

including specifications that identify major materials and systems and establish in general their quality levels. Construction
Document drawings and specifications will be developed to a 95%level of detail and will be inclusive of all deliverables
defined in the Design Development phase above.
Estimate of Probable Costs to be developed by CMAR
The design team will review the cost estimate based on the completed Design Documents. Comments will be provided to
CORR and the CMAR Contractor 2 weeks after receipt of official estimate.

Based upon 95%Construction Documents which have been reviewed and accepted by the CoRR and stakeholders and the
incorporation of any changes or adjustments directed by the CoRR Project Manager,the Architect will prepare Issue for
Construction Documents for the Northern Roadway.The intent of the IFC Documents is to include all items final changes
necessary for the proper execution and completion of the construction work based on a CMAR project delivery method and all
Agency and Utilities Applications and Permits.
IFC Document Deliverables:
• 100%Contract Documents
• 100%Applicable Technical Specifications
• Schedules(Prepared by Architect and CMAR)
6.0 CONSTRUCTION SUPPORT SERVICES:
6.1 REMOVAL OF FUELING AND WASH DESIGN,ADDITION OF NORTHERN ROADWAY ACCESS TO PHASE V AND
ACCESS TO PHASE III SITE—
The Design Team will provide Construction Support Services in support of CoRR Construction Manager. The Construction
Phase begins with the Issue of Notice to Proceed(NTP)to the Contractor. Fees will be provided for all construction
administration services. The Civil Engineer and Architect will provide the following services during Construction
Administration:
• Attend construction meetings to align with site visits of Phases II and V.
• Visit project site at appropriate intervals not greater than every other week for a total of twenty(26)visits per year,
complete observation reports for all disciplines.
• Review and process submittals;adhere to standard procedures established by the Division 1 Specifications and the
CoRR Project Manager regarding stamping and filing submittals.
• Interpret contract documents.
• Review and evaluate contract documents.
• A&E will receive, review,and respond to all GC RFIs and Submittals and will report the status to CoRR.
• A&E will prepare Change Requests I Change Orders

COMPENSATION SCHEDULE
PROFESSIONAL SERVICES
In consideration of the professional services to be performed by the Design Team in Amendment#2, the City of Round Rock agrees to
pay the Architect a total sum of Five Hundred Seventy-Three thousand and nine dollars($573,009.00). This fee replaces the
original Phase V contracted fee that was$1,021,800.00 in whole. The said sum is a fixed not—to—exceed amount and shall be paid
as delineated as follows and includes amounts paid for Architects, Engineers, and Survey.The addition of the sum above to the master
contract brings the total value to Three Million Seven Hundred Thirty-Two Thousand Two Hundred and Nine Dollars
($3,732,209.00).

Reimbursable expenses are included in the above cost by program phase. This includes reimbursement for our fuel and wash facility
consultants and services for geological surveys.
ADDITIONAL SERVICES
Additional Services are defined as any service not listed as a basic service including revisions to previously approved plans that
necessitate additional work for the Architect,substantive changes in the Project Scope, or additional work necessitated by unknown or
reasonably unforeseen circumstances.The parties expressly agree that such additional services would be performed under a
supplemental agreement negotiated at a time subsequent to this proposal. Compensation for approved Additional Services shall be
computed based team members yearly salary rates.
