At your request, I am pleased to provide this proposal for appraisal services on the above -
captioned property. Terms of the assignment are summarized below.

2,056 SF (GBA) residence situated on 4.7956
acres of land located at the southeast corner of
Gattis School Road and Windy Park Drive.
Part To Be Acquired: An irregular shaped area
of land containing 0.35 acre (15,246 SF) of land
located at the northern portion of the whole
property along Gattis School Road.
Remainder: An approximately 2,056 SF (GBA)
residence situated on 4.4456 acres of land
located at the southeast corner of Gattis School
Road and Windy Park Drive.
2) Whole Property (Stephens Tact): An
approximately 1,356 SF (GBA) residence
situated on a 0.12 acre (5,250) tract of land
located along the south line of Gattis School
Road, just west of Windy Park Drive.
Part To Be Acquired: A rectangular shaped
area of land containing 0.01 acre (436 SF) of
land located at the northern portion of the whole
property along Gattis School Road.

To assist the client in negotiations involving the
acquisition of right -of -way for the widening of Gattis
School Road.
The appraisals will be developed and the reports will
be prepared in conformity with and subject to the
requirements of the Uniform Standards of
Professional Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of Professional
Ethics and Standards of Professional Appraisal
Practice of the Appraisal Institute.
We will undertake complete appraisals, the results of
which will be set forth in summary appraisal reports
as defined by Standard Rule 2 -2(b), of USPAP.

The fee for each appraisal is payable upon
completion of the respective assignment.
The fee reflects a two- parcel assignment and is
contingent on both appraisals being undertaken

improvements need to be appraised, the fee for this
parcel would be raised to a mutually agreed amount.
Time spent in addition to the initial appraisals,
including, without limitation, meetings, depositions,
mediation, arbitrations, trial and preparation for
testimony, will be paid monthly, as incurred, at the
following hourly rates:

resolution approves the Letter of Agreement for the Gattis School Road
Project.

RESOLUTION NO. R -03- 06- 26 -11AI
WHEREAS, the City of Round Rock has previously entered into an
agreement with Paul Hornsby & Company for appraisal services regarding
right -of -way acquisition for the Gattis School Road Project, and
WHEREAS, Paul Hornsby & Company has submitted a revised letter of
agreement to include additional appraisal services, and
WHEREAS, Council desires to enter into said revised letter of
agreement, Now Therefore
BE IT RESOLVED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
That the Mayor is hereby authorized and directed to execute on
behalf of the City a revised letter of agreement with Paul Hornsby &
Company for the Gattis School Road Project, a copy of same being
attached hereto as Exhibit "A" and incorporated herein for all
purposes.
The City Council hereby finds and declares that written notice of
the date, hour, place and subject of the meeting at which this
Resolution was adopted was posted and that such meeting was open to the
public as required by law at all times during which this Resolution and
the subject matter hereof were discussed, considered and formally acted
upon, all as required by the Open Meetings Act, Chapter 551, Texas
Government Code, as amended.

Re: Revision to our agreement for appraisal services relating to acquisition of right -of-
way for the proposed widening of Gattis School Road in Round Rock, Williamson
County, Texas.
Dear Julie:
The purpose of this letter is to request an additional fee regarding the Stephens Tract, one of
two properties (Grace Tract and Stephens Tract) we are contracted to appraise for the City
of Round Rock. The Stephens Tract consists of a f 1,356 SF (GBA) residence situated on
a 0.12 acre (5,250) tract of land located along the south line of Gattis School Road, just west
of Windy Park Drive. As noted in our previous engagement letter to the City of Round Rock,
the quoted fee for the appraisal of the Stephens Tract was $2,750. This fee quote assumed
the appraisal (Aland only and that should improvements need to be appraised, the fee would
be raised to a mutually agreed amount. In the process of our appraisal of the Stephens Tract,
we have found that the improvements will need to be appraised in order to render an estimate
of just compensation. Therefore, we request an additional fee of $1,500 for the appraisal of
this property, which would increase the total fee for the appraisal of the Stephens Tract from
$2,750 to $4,250. The total fee for the two- property assignment would increase from $5,500
to $7,000.
