R- 97- 06- 12 -11A WHEREAS, the City of Round Rock, on July 11, 1996, entered into an agreement ( "Agreement ") with R. Gill & Associates for professional architectural services for the design phase of the Police Station, and WHEREAS, R. Gill & Associates has submitted Amendment No. 1 to the Agreement to increase the scope of the project, as more particularly described in the attached Amendment No. 1, and WHEREAS, the City Council desires to enter into said Amendment No. 1 to the Agreement with R. Gill & Associates, Now Therefore BE IT RESOLVED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, That the Mayor is hereby authorized and directed to execute on behalf of the City Amendment No. 1 to the Agreement with R. Dom" r _ fr CHARLES C PMER, Mayor City of Round Rock, Texas FIRST AMENDMENT TO STANDARD FORM OF AGREEMENT BETWEEN OWNEER AND ARCHITECT This First Amendment to Standard Form of Agreement Between Owner and Architect is entered into effective as of June 12, 1997, by and between the City of Round Rock ( "City "), and R. Gill & Associates( "Architect "), and is as follows: Recitals Whereas, City and Architect entered into that one certain Standard Form of Agreement Between Owner and Architect ( "Agreement "), which was effective as of the llth day of July, 1996, and Whereas, City and Architect wish to amend and revise the aforesaid Agreement as provided below, Now Therefore; For and In Consideration of Ten and No /100 Dollars ($10.00) and other good and valuable consideration, the sufficiency of which is hereby acknowledged by the undersigned, the City and Architect do hereby amend and modify the aforesaid Agreements as follows: I. The Project description on page 1 of the Agreement is hereby amended to read as follows: Project location is the Round Rock Police Department, 605 Palm Valley Blvd., Round Rock, Texas 78664. Finish out and additions to the Round Rock Police Department to consist of approximately 7,000 sq. ft. of renovation to Building "B" to include relocation of Training room to second floor, Building "B ". Relocate E.O.C. facilities to new Training room to allow E.O.C. upgrade. Include new fiber optics between Building "B" S: \WPDOCS\PCITY \96SOWDS \POLICE \1 M1ENND.WPD /s1s and "C ". Enclose the porches to increase square footage. Install steel structure to replace load bearing walls in Building "B" to allow for removal of existing walls. Building "C "; Relocate Computer Room to first floor and install new A/C to accommodate computer. Upgrade Building "C" with category 5 computer cabling to conform to new city standards. Building "D "; A new structure of about 2000 sq. ft. for Evidence Storage and Crime Labs Operations. This building is to be free standing which requires a new sewer and water supply plus electrical distribution that must be routed around Building "C ". Provide an alternate design or additional parking to be bid separately. The amended budget is $780,688.00. II. Article 11, Section 11.2.1 of the Agreement is hereby amended to read as follows: A fixed fee of $52,000.00 (Fifty -two Thousand Dollars and No Cents). III. To the extent necessary to effect the terms and provisions of this First Amendment, the July 11, 1996 Agreement is hereby amended and modified. In all other respects, the aforesaid Agreement is hereby ratified and confirmed. The original project square footage was 12,000 sq. ft, with little work being done inside Building 'C'. The actual square footage of work is closer to 14,000 sq. ft., with an increase in work in Building 'C'. The attached list outlines most of the modifications required after the original scope was defined. Also, the original fee was based on 8% of the proposed budget. The requested fee increase of $12,000.00 will calculate to a total of 6.6% of the contract price. Renovation projects are normally calculated at 10% to 12% of the project cost when dealing with the existing structures and the required demolition. Construction Manager MEMORANDUM RE: Police Department Remodel and Addition am recommending an approval for Amendment #1 to the Standard Form of Agreement between Owner and Architect for the Police Department Remodel and Addition. Article 11.2.1 Basis for Compensation of Ray Gill & Assoc. contract to be modified from $40,000 to $52,000 due to the change in scope of the project. Attached are requests from Ray Gill to support this request. The $12,000 addition was projected in the final cost estimate for this project.
