Re: Proposal for appraisal services relating to acquisition of right-of-way for the proposed
widening of Red Bud Trail/CR 122 in Round Rock, Williamson County, Texas.
Dear Mayor Maxwell:
At your request, I am pleased to provide this proposal for appraisal services on the above -
captioned property. Terms of the assignment are summarized below,
Real Estate to be Appraised: 1) Whole Property (HOLDER; Parcel 5):
Approximately 0.91 acre of land improved with
a single family residence located at the
southeast comer of CR 122/Red Bud Trail and
the Union Pacific Railroad line (south line of
U.S. Highway 79).
Part To Be Acquired: A rectangular shaped area
containing 0.18 acre, comprising the far western
portion of the whole property. The single
family residence is not within the acquisition.
Remainder: Approximately 0.73 acre of land
improved with a single family residence. The
residence will be ±25' from the proposed right
of way.
2) Whole Property (V.A. Southern; Parcel 6):
Approximately 0.505 acre of land serving as a
residential subdivision buffer area located at the
northeast corner of CR 122/Red Bud Trail and
CR 123. According to plat records, CR 122
traverses far western boundary of the property.
This acquisition is a whole take with no
remainder.

Creek View Subdivision) located along the
north line of CR 123, just east of CR 122/Red
Bud Trail.
Part To Be Acquired: An irregular shaped area
containing 0.303 acre, comprising the far
western portion of the whole property.
Remainder: Approximately 1.127 acres of
vacant land.
4) Whole Property (Johnson; Parcel 8):
Approximately 32.172 acres of land improved
with a single family residence and associated
farm improvements, located at the southeast
corner of CR 122/Red Bud Trail and CR. 123.
Part To Be Acquired: An irregular shaped area
containing 0.66 acre, comprising the far western
portion of the whole property.
Remainder: Approximately 31.512 acres of land
improved with a single family residence and
associated farm improvements.
5) Whole Property (PICKARD; Parcel 9):
Approximately 1.12 acres of land (Lot 1,
Greenfields Subdivision) improved with a single
family residence, located at the northeast corner
of CR 122/Red Bud Trail and Evergreen Drive.
Part To Be Acquired: An irregular shaped area
containing 0.255 acre, comprising the far
western portion of the whole property.
Remainder: Approximately 0.865 acre of land
improved with a single family residence. The

acquisitions.
To assist the client in negotiations involving the
acquisition of right-of-way for the widening of CR
122/Red Bud Trail.
The appraisals will be developed and the reports will
be prepared in conformity with and subject to the
requirements of the Uniform Standards of
Professional Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of Professional
Ethics and Standards of Professional Appraisal
Practice of the Appraisal Institute.
We will undertake complete appraisals, the results of
which will be set forth in summary appraisal reports
as defined by Standard Rule 2-2(b) of USPAP.

The fee for each appraisal is payable upon
completion of the respective assignment,
The fee reflects a 5 -parcel assignment and is
contingent on all appraisals being undertaken
concurrently. With the exception of Parcels 5 and 9,
the quoted fees assume appraisal of land only.
Should additional improvements need to be
appraised, the fee would be raised to a mutually
agreed amount.

Time spent in addition to the initial appraisals,
including, without limitation, meetings, depositions,
mediation, arbitrations, trial and preparation for
testimony, will be paid monthly, as incurred, at the
following hourly rates:
Paul Hornsby: $250/hour
Staff Appraisers: $125-$200/hour
Research Assistant: $85/hour
Completion: As soon as possible, but not later than 45 days from
authorization.
If these terms are acceptable, please indicate by executing this agreement and returning one
copy to me. I look forward to working with you on this assignment.
