COUNTY OF TRAVIS
That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties of
Travis and Williamson, State of Texas, for and in consideration of the sum of Ten and No/100 Dollars
($10.00) and other good and valuable consideration paid by WALTER KUHNEL AND LAUREN
KUHNEL, the receipt and sufficiency of which is hereby acknowledged, does hereby ABANDON,
RELEASE and DISCHARGE only the below -described portion of a 10' public utility easement appearing
on that certain final plat recorded in Cabinet K, Slide 189 of the Plat Records of Williamson County,
Texas, to -wit:
See Exhibit "A" attached hereto and made a part hereof, describing 240 square feet of
land, being a portion of that certain 10' wide public utility easement shown on Lot 51-A,
Block "C," of Oak Bluff Estates, Phase 2, Amendment 1, the Replat of Oak Bluff Estates
Phase 2, Lots 10, I I, 12, 13, 14, 15, 16, 17, 18, 51, 52, 53, 54, 55, 56, 57, 58, 65, 66, 67,
68, 69, 70, 71, 72, 73, 74, 75, 76, 77, 81, & 82, Block "C," a subdivision of record in
Cabinet K, Slide 189 of the Plat Records of Williamson County, Texas; and said 240
square feet of land being more particularly described by metes and bounds as indicated;
and
See Exhibit "B" "Sketch to Accompany Description" attached hereto and made a part
hereof for all intents and purposes hereunto and in any wise pertaining, showing such
easement.
This instrument is given specifically to release the described portion of said easement, which
portion of said easement is terminated by abandonment, termination, vacation, and cessation of purpose,
and which portion of said easement will be of no further effect, whether legal or equitable.

BEING A 4 FOOT BY 60 FOOT STRIP OF LAND, SAME BEING PART OF A 10 FOOT
PUBLIC UTILITY EASEMENT LOCATED ON LOT 51-A, BLOCK "C", OF OAK BLUFF
ESTATES, PHASE 2, AMENDMENT 1, THE RE -PLAT OF OAK BLUFF ESTATES PHASE
2, LOTS 10, 11, 12, 13, 14, 15, 16, 17, 18, 51, 52, 53, 54, 55, 56, 57, 58, 65, 66, 67, 68, 69, 70,
71, 72, 73, 74, 75, 76, 77, 81, & 82, BLOCK "C", A SUBDIVISION SITUATED IN
WILLIAMSON COUNTY, TEXAS, AS RECORDED IN CABINET "K", SLIDE 189, OF THE

COMMENCING at a 1/2 inch iron rod found in the curving easterly right of way line of Misty

THENCE, with said curve, a distance of 10.07, and having a chord which bears South 20
degrees 53 minutes 49 seconds East, a distance of 10.05 feet to a point at the intersection
of the aforementioned 10 foot Public Utility Easement and the easterly right of way line

THENCE, North 63 degrees 15 minutes 44 seconds East, over and across said Lot 51-A,
with the south line of said 10 foot Public Utility Easement, a distance of 68.04 feet to a
point for the South comer, and PLACE OF BEGINNING hereof;
THENCE, over and across the aforementioned Public Utility Easement the following three (3)
courses:
1.) North 26 degrees 44 minutes 16 seconds West, a distance of 4.00 feet to a point
for the West comer hereof;
2.) North 63 degrees 15 minutes 44 seconds East, a distance of 60.00 feet to a point
for the North comer hereof;
3.) South 26 degrees 44 minutes 16 seconds East, 4.00 feet to a point in the South
_ line of said Public Utility Easement, for the East corner hereof;

survey and have no objection to this release.
