Re: Proposal for appraisal services relating to acquisition ofright-of-way for the proposed
extension of Double Creek Road in Round Rock, Williamson County, Texas.
Dear Mayor Maxwell:
At your request, I am pleased to provide this proposal for appraisal services on the above -
captioned properties. Terms of the assignment are summarized below.
Real Estate to be Appraised: 1) Whole Property (Parcel 2 - Christianson Park
Central): Approximately 46.526 acres of land,
improved with several office/industrial
buildings located along the southeast line of
Kiphen Road, just east of FM1460.
Part To Be Acquired: An irregular shaped area
ofland containing 7.71 acres, extending through
the central and northern portions of the whole
property.
Remainder: 38.816 acres ofland, improved with
several office/industrial buildings, bisected into
four tracts (sizes unknown) primarily situated
along the north and south lines of the
acquisition (proposed Double Creek Drive).
2) Whole Property (Parcel 3 - GCLC, Ltd.):
Approximately 11.301 acres of land, improved
with a ±11,016 SF office/industrial building
located just south of Kiphen Road, and east of
FM1460.

Purpose of the Appraisal:
Use of the Report:
Part To Be Acquired: a) A narrow, rectangular
shaped area ofland containing 0.029 acre (1,267
SF), comprising the far northern boundary of the
whole property.
Remainder: 11.272 acres of land, improved with
a +11,016 SF office/industrial building, located
along the south line of the acquisition (proposed
Double Creek Drive), just east of FM 1460.
3) Whole Property (Parcel 4/4E - Park Central
Building Associates, L.P.): Approximately
10.11 acres of land, improved with a +16,056
SF office/industrial building located located
along the southeast line of Kiphen Road, just
east of FM1460.
Parts To Be Acquired: a) a triangular shaped
area of land containing 0.287 acre (12,493 SF),
located in the far northwest portion of the whole
property; and, b) a 0.193 acre (8,400 SF)
drainage easement approximately 70' in width
and 120' in length comprising a small area of the
northeast portion of the whole property along
Kiphen Road.
Remainder: Approximately 9.823 acres of land,
improved with a +16,056 SF office/industrial
building located along the southeast line of
Kiphen Road, east of FM 1460, subject to the
above -referenced easement.
To estimate just compensation for the proposed
acquisitions.
To assist the client in negotiations involving the
acquisition of right-of-way for the proposed
extension of Double Creek Road.

Appraisal & Reporting
Standards:
Fee:
The appraisals will be developed and the reports will
be prepared in conformity with and subject to the
requirements of the Uniform Standards of
Professional Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of Professional
Ethics and Standards of Professional Appraisal
Practice of the Appraisal Institute.
The results of our analysis will be set forth in
summary appraisal reports as defined by Standard
Rule 2-2(b), of USPAP.

The fee for each appraisal is payable upon
completion of the respective assignment.
The fee reflects a three -parcel assignment and is
contingent on all appraisals being undertaken
concurrently. The quoted fee assumes an appraisal of
land and site improvements, Should the primary
improvements need to be appraised, the fee would be
raised to a mutually agreed amount.
Time spent in addition to the initial appraisals,
including, without limitation, meetings, depositions,
mediation, arbitrations, trial and preparation for
testimony, will be paid monthly, as incurred, at the
following hourly rates:
Paul Hornsby: $250/hour
Staff Appraisers: $125-$200/hour
Research Assistant: $85/hour

Completion:
As soon as possible, but not later than 45 days from
authorization.
If these terms are acceptable, please indicate by executing this agreement and returning one
