Dear Mayor Maxwell: At your request, I am pleased to provide this proposal for appraisal services on the above - captioned property. Terms of the assignment are summarized below. Real Estate to be Appraised: 1) Whole Property (Johnson): Approximately 0.89 acre of laud (1 Woodland Lane) improved with a single family residence, located at the southeast comer of CR 122/Red Bud Lane and Woodland Lane. Fax 512/477-1793 i'4'! -t'5. -Is �a 0(1/02/2005 21:57 FAX a003/005 Mayor Maxwell January 10, 2005 Page 3 Appraisal & Reporting Standards: Fee: The appraisal will be developed and the report prepared in conformity with and subject to the requirements of 'the Uniform Standards of Professional Appraisal Practice (USPAP) of the Appraisal Foundation and the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute. We will undertake a complete appraisal, the results of which will be set foith in a summary appraisal report as defined by Standard Rule 2-2(b) of USPAP. C 411250 $5756, payable upon delivery of the report. The quoted fee assumes an appraisal of land and improvements. Shoiild the primary improvements not need to be appraised, the fee would be lowered to a mutually agreed amount. Main Street Round Rock, TX 78644-5246 . Re: Reduced fee for the Johnson property appraisal located at the southeast corner of CR 122 and Woodland Lane, Round Rock, Williamson County, Texas. Dear Mayor Maxwell: The terms of our appraisal agreement for the above property included 51,500 for valuing the primary improvements. In the course of our appraisal process it was deemed unnecessary to value the primary improvements to estimate just compensation for the proposed acquisition. As such, we have reduced the fee from $5,750 to 54,250.
