Dear Mayor Maxwell: At your request, I am pleased to provide this proposal for appraisal services on the above - captioned property. Terms of the assignment are summarized below. Real Estate to be Appraised: Purpose of the Appraisal: Use of the Report: Whole Property (Heine); Approximately 1.067 acres of land (1 Evergreen Drive) improved with a single family residence, located at the southeast corner of CR 122/Red Bud Lane and Evergreen Drive. Part To Be Acquired: An irregular shaped area containing X0.153 acre (6,644 SF) of land, comprising the far, western portion of the whole property and paralleling County Road 122/Red Bud Lane. Remainder: Approximately 0.914 acre of land improved with a single family residence. To estimate just compensation for the proposed acquisition. Fax 512/477-1793 (',lm -off- Doi rflZ 09/26/2005 21:35 FAX Mayor Maxwell September 26, 2005 Page 2 Appraisal & Reporting Standards: Fee: Completion: lj 003/004 The appraisal will be developed and the report prepared in conformity with and subject to the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP) of the Appraisal Foundation and the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute. The results of our analysis will be set forth in a summary appraisal report as defined by Standard Rule 2-2(b) of USPAP. $4,250, payable upon delivery of the report, The quoted fee assumes an appraisal of land and site improvements. Should the primary improvements need to be appraised, the fee would be raised to a mutually agreed amount.
