That the City of Round Rock, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Water Line Easement for the purpose of
establishing the following exclusive easement in and under the following described property in
Williamson County, Texas, to -wit:
See Exhibit "A" describing a 0.005 acre tract of land situated in Ephraim Evans
Survey, Abstract No. 212, Williamson County, Texas, being a portion of Lot 1 B,
Block A, replat of Lot 1, Block A, Oakmont Centre Section Seven, a subdivision
recorded in Cabinet CC, Slides 153-154 of the Official Plat Records of said
county, being more particularly described as attached.
The aforementioned described property is hereinafter referred to as the "Easement".
The Easement, rights, and privileges hereby created shall be used solely for the purpose
of placing, constructing operating, repairing, maintaining, rebuilding, replacing, relocating, and
removing a water line with all necessary conduits, casing, valves, manholes, ventilators and
appurtenances. Except as otherwise stated, the Easement and other rights and privileges hereby
created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended or terminated by Declarant.

COUNTY, AS SHOWN ON THE ACCOMPANYING SKETCH, BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
BEGINNING FOR REFERENCE at a 1/2" iron rod found for the southeast corner of said
Lot 1 B, same being the southwest corner of Lot 1, Block A, Amended Plat of the Replat of
Lot 1, Block A Oakmont Centre Section Seven and the Replat of Lot 1 Oakmont Centre Section
Four, a subdivision recorded in Cabinet DD, Slides 40-41, being on the north line of Lot 2-A, a

THENCE through the interior of said Lot 1B, N 39° 44' 43" W for a distance of 42.33 feet to
the southeast corner and POINT OF BEGINNING hereof;
THENCE through the interior of said Lot 1 B, the following four (4) courses and distances:
1) S 71° 00' 41" W for a distance of 15.70 feet to the southwest corner hereof, from which
bears a 1/2" iron rod found for the southwest corner of said Lot 1B bears, S 62° 40' 45" W
for a distance of 272.07 feet,
2) N 18° 59' 19" W for a distance of 15.00 feet to the northwest corner hereof,
3) N 71° 00' 41" E for a distance of 15.70 feet to the northeast corner hereof,
4) S 18° 59' 19" E for a distance of 15.00 feet to the POINT OF BEGINNING and
containing 0.005 acre of land.
