SUBJECT: City Manager Approval at the December 7, 2007 staff meeting
ITEM: Release of a 0.828 acre tract of land being a portion of Lots 1A,
1B, 1C, and 1D, Amended Resubdivision of Oakmont Centre
Section Three, a subdivision of record in Cabinet H, Slides 390-
391-297 of the Plat Records of Williamson County, Texas.

Justification:
The property owner is requesting to release portions of certain 15' and 20' public
utility easements dedicated along lot lines with the previous plats. The applicant is
also revising the current plat to remove internal lot lines and combine with
additional property into a single site, but releasing these easements prior to
recordation will make for a cleaner lot, especially given the history of revising the
plat.

Background Information:
All the appropriate utility providers have reviewed the proposal and have
concurred with this release. The Legal Department has reviewed and approved,
and prepared the release document.

That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties of
Travis and Williamson, State of Texas, for and in consideration of the sum of Ten and No/100 Dollars
($10.00) and other good and valuable consideration paid by HRT PROPERTIES OF TEXAS, LTD., the
receipt and sufficiency of which is hereby acknowledged, does hereby ABANDON, RELEASE and
DISCHARGE only the below -described 0.828 acre portions of certain 20' and 15' public utility easement
recorded in Cabinet H, Slides 390-391 of the Official Records of Williamson County, Texas, to -wit:
See Exhibit "A" attached hereto and made a part hereof, describing a 0.828 acre tract of
land situated in Ephraim Evans Survey, Abstract No. 212, Williamson County, Texas,
being a portion of Lots 1 A,1 B, 1C, and 1D, amended resubdivision of Lot 1 Block B
Oakmont Centre Section Three, a subdivision recorded in Cabinet H, Slides 390-391 of
the Plat Records of said county, as show on the accompanying sketch, being more
particularly described by metes and bounds as indicated; and
This instrument is given specifically to release the described portions of said easement, which
said easement portions is terminated by abandonment, termination, vacation, and cessation of purpose,
and which said easement portions will be of no further effect, whether legal or equitable.
