DECLARATION OF WASTEWATER LINE EASEMENT
THE STATE OF TEXAS

KNOW ALL BY THESE PRESENTS:
That the City of Round Rock, a Texas home -rule municipal corporation (hereinafter called
the "Declarant"), has executed this Declaration of Wastewater Line Easement for the purpose of
establishing the following exclusive wastewater line easement in, upon, over, under, above and
across the following described property in Williamson County, Texas, to -wit:
See Exhibit "A" attached hereto and made a part hereof for all intents and purposes,
containing 1,822 square feet of land out of the Samuel Jenkins Survey, Abstract No.
347, being a portion of Lot 61, Block 'A', High Country Section Three, a subdivision
of record in Cabinet L, Slide 300, Plat Records of Williamson County, Texas, and
said 1,822 square feet being more particularly described by metes and bounds as
indicated; and
Also see "Sketch to Accompany Description" attached hereto and made a part hereof
for all intents and purposes hereunto and in any wise pertaining, showing such
easement.
The described property is hereinafter referred to as the "Easement".
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
placing, installing, constructing, operating, repairing, maintaining, inspecting, rebuilding, replacing,
relocating, enlarging, and removing a wastewater collection and distribution system with all
necessary lines, pipes, conduits, casing, valves, vaults, manholes, ventilators and appurtenances.
Except as otherwise stated, the Easement and other rights and privileges hereby created shall be
perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified , amended or terminated by Declarant.

THE SAMUEL JENKINS SURVEY, ABSTRACT NO. 347 BEING A PORTION OF LOT 61, BLOCK
'A', HIGH COUNTRY SECTION THREE, A SUBDIVISION OF RECORD IN CABINET L, SLIDE
300, PLAT RECORDS OF WILLIAMSON COUNTY, TEXAS. SAID 1,822 SQUARE FEET BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at the northeast comer of the herein described tract, and from said point, for reference, a
%z" steel reinforcing rod found, for the northeast corner of Lot 61, same being in the south right-of-way
line of Gattis School Road (width varies) bears, North 00°28'01" West 20.42 feet;
THENCE, with the east line of said Lot 61, South 00°28'01" East 10.20 feet to the southeast comer of
the herein described tract;
THENCE, leaving said east line, and crossing said Lot 61, along a curve to the left having a radius of
2784.93 feet, a central angle of 3°26'43", an arc length of 167.46 feet, the chord of which is North
80°41'25" West 167.43 feet to the southwest corner of the herein described tract, same being a point on
the westerly line of said Lot 61 and the easterly line of Lot 62, Block 'A", High Country Section Three,
a Subdivision of Record in Cabinet L, Slide 300, Plat Records Of Williamson County, Texas;
THENCE, with the common line of said Lot 61 and said Lot 62, North 00°28'01" West 20.20 feet to the
northwest corner of the herein described tract and from said point, for reference, the northwest corner of
said Lot 61, same being the northeast comer of said Lot 62 bears, North 00°28'01" West 10.10 feet;
THENCE, leaving said common line of said Lot 61 and said Lot 62, and crossing said Lot 61, along a
curve to the right having a radius of 2804.93 feet, a central angle of 0°17'53", an arc length of 14.59
feet, the chord of which is South 82°19'17" East 14.59 feet to the most westerly northeast corner of the
herein described tract;
THENCE, South 00°28'01" East 10.10 feet to an interior corner of the herein described tract;
THENCE, with a curve to the right having a radius of 2794.93 feet, a central angle of 3°08'00", an arc
length of 152.85 feet, the chord of which is South 80°34'33" East 152.83 feet to the POINT OF
BEGINNING and containing 1,822 Square Feet within these metes and bounds as shown on the
attached plat and made a part of this description.
