Dear Mr. Sheets:
As requested, I am pleased to provide this proposal for appraisal services relating to the property
captioned above. Terms of the assignment are summarized below.
Real Estate to be Appraised:
Purpose of the Appraisal:
Use of the Report:
(1) +/- 237 acres of land and site
improvements comprising the Behrens
Ranch Park (update of 2007 appraisal);
(2) +/- 18.4 acres of land comprising the
McNeil Community Park (modification
of our May 2015 report to comport with
the Texas Parks and Wildlife appraisal
guidelines).
To estimate the market value of the fee
simple interest in the subject property as of
the date of inspection.
Establishing a basis for park conversion.
The appraisals will be developed and the
reports will be prepared in conformity with

Uniform Standards of Professional
Appraisal Practice (USPAP) . of the
Appraisal Foundation and the Code of
Professional Ethics and the Standards of
Professional Appraisal Practice of the
Appraisal Institute. The reports will also
comply with the Texas Parks & Wildlife
appraisal guidelines.
The results of our analysis will be set forth
in Appraisal Reports as defined by
Standards Rule 2-2(a) of USPAP.
$6,000, payable upon delivery of the
reports.

• Any offers to buy or sell the property
within the last three years.
Estimated at two (2) to three (3) weeks from
your written authorization to proceed.
