DECLARATION OF WASTEWATER EASEMENT

§KNOW ALL PERSONS BY THESE PRESENTS:
COUNTY OF WILLIAMSON §
That the CITY OF ROUND ROCK, a Texas home-rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Wastewater Easement for the purpose of
establishing the following exclusive easement vested in, inuring to, and in favor of, Declarant, in and
under the following described property in Williamson County,Texas,to-wit:
Being 69 square feet of land situated in Williamson County, Texas, out of the David
Curry Survey,Abstract No. 130, Williamson, County, Texas and being a portion of Lot 1,
Block 'A',Tellabs Subdivision(a re-plat), a subdivision in Williamson County, Texas, as
recorded in Cabinet 'T', Slides 141-143, of the Plat Records of Williamson County,
Texas, being more particularly described in Exhibit"A" attached hereto and incorporated
herein for all purposes.
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
constructing, installing, operating, maintaining, inspecting, reconstructing, enlarging, relocating,
rebuilding, repairing, and removing a wastewater system and lines, together with all necessary lines,
pipes, conduits, valves, vaults, manholes, ventilators, and other equipment, improvements, accessories
and appurtenances or operations related thereto. Except as otherwise stated, the Easement and other
rights and privileges hereby created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may beVmodified,amended, or terminated by Declarant.

(a re-plat), a subdivision in Williamson County, Texas, as recorded in Cabinet T, Slides 141-143, Plat
Records of Williamson County,Texas, and further described by metes and bounds as follows:
BEGINNING: at a calculated point in the south line of said Lot 1,Tellabs Subdivision, the north line of Lot
3, Block 'A', Re-plat of Amanda Subdivision, Lot 2 & 3, Block 'A', a subdivision in Williamson County,
Texas, as recorded in Cabinet 'K', Slides 29-30, of said Plat Records, for the southwest corner of this
parcel, from which a YZ" iron rod w/ cap stamped "Baker Aklin", found for the northeast corner of Lot 2B,
Block 'A', of said Re-plat of Amanda Subdivision, Lot 2 &3, Block'A', and an angle point in the north line
of Lot 3, Block 'A', of said Re-plat of Amanda Subdivision, Lot 2 & 3, Block 'A', bears S 69°45"06" W,
1412.26 feet.
THENCE: into, over and across said Lot 1, Block'A',Tellabs Subdivision, the following three(3)calls:
1)N 10°45'13" E, 13.96 feet to a calculated point in the west line of a 15-foot wide public utility easement
recorded in Volume 1273, Page 309, Official Records of Williamson County,Texas,for the most northerly
corner of this parcel.
2)S 39°26'32" E, 10.85 feet with the west line of said 15-foot public utility easement to a calculated point,
for an angle point in the northeast line of this parcel.
3) S 58°04'12" E, 2.17 feet continuing with the west line of said 15-foot public utility easement to a
calculated point in the north line of Lot 3, Block 'A', of said Re-plat of Amanda Subdivision, Lot 2 & 3,
Block'A',for the southeast corner of this parcel.
THENCE: S 69°45'19" W, 12.09 feet along the north line of said Lot 3, Block 'A', of said Re-plat of
Amanda Subdivision, Lot 2 &3, Block'A', the south line of said Lot 1, Block'A',Tellabs Subdivision (a re-
