Main Round Rock, TX, 78664 RE: Appraisal of +/- 4 parcels of land located on North Mays Street, City of Round Rock, Williamson County, TX. Ms. Dworaczyk: Initially, thank you for the opportunity to bid on this assignment. This letter will serve as the proposal for ATRIUM REAL ESTATE SERVICES to perform an appraisal on the above referenced properties. Purpose of the Assignment (Scope of Work) The purpose of the appraisal will be to estimate the market value of the fee simple interest in the above referenced properties. Reporting Requirements The analysis and results of the appraisals will be prepared in conformity with and will be subject to the requirements of the Code of Professional Ethics and Standards of Professional Practice of the APPRAISAL INSTITUTE, the Uniform Standards of the Professional Appraisal Practice as promulgated by the APPRAISAL FOUNDATION as well as the requirements of the STATE OF TEXAS for State -Certified General Real Estate Appraisers. The appraisals will be a summary report. Fee and Completion Date Parcel Property Type Fee General Comments 4 Large Industrial Building $8,500 Portion of parking impacted. Also a SW Bell telephone building (located in an existing easement) appears to be in the acquisition and may be bisected. It will have to be valued or relocated. 5 Large Land Tract $4,200 Minimal site improvements in acquisition. Main improvements not near acquisition and are not impacted. Main improvements will not be valued but general discussion will be included. 6 Large Industrial Manufacturing Building $7,800 Entire strip on parking along frontage appears to be impacted. 7 Large Industrial Building $4,200 Minimal site improvements in acquisition. Main improvements not in acquisition and are not impacted. Main improvements will not be valued but general discussion will be included.
