An easement for public roadway purposes in, over, across and upon that portion of
property as described and shown in Exhibit"A" attached hereto and made a part
hereof for all purposes; and
An easement for public roadway purposes in, over, across and upon that portion of
property as described and shown in Exhibit"B" attached hereto and made a part
hereof for all purposes;
For valuable consideration, the receipt of which is hereby acknowledged,
Releasor/Easement Owner City of Round Rock does release, discharge, and quitclaim all of its
right, title, and interest in and to the Property forever. Neither Releasor/Easement Owner nor its
heirs, executors, administrators, successors, or assigns shall have, claim, or demand any right or
title in and to the Property or any part of it. At no time did the Releasor/Easement Owner/City of
Round Rock open, construct, maintain or operate a public roadway on the Property.
This Quitclaim Release of Easement is given specifically and to release only the right of
way easement across the property shown on Exhibits "A" and "B" held by the City of Round
Rock for the benefit of the traveling public.

Consider approving a quitclaim release of easment for two stub -outs along the Sandy
Brook Drive right-of-way in accordance with a Development Agreement (Doc
#2010008307) with SBB Holdings, L.P.
The purpose of this item is to release two easements for stub -outs the city holds in the
eastern right-of-way of Sandy Brook Drive. In accordance with a development
agreement approved by City Council in 2010 with SBB Holdings, L.P. (the adjacent
landowner), the city is required to release these easements prior to recordation of a
final plat for the adjacent property. An agent for the landowner has submitted an
application to Planning and Development Services for a final plat that is scheduled to
be considered by the Planning and Zoning Commission on November 4, 2015. This
release is in return for the developer previously conveying to the city a 17 -foot wide
strip of land along University Boulevard.
The adjacent land is part of PUD 83 (University Village), which permits office uses on
this particular tract.
