Dear Mr. Sheets: As requested, I am pleased to provide this proposal for appraisal services relating to the property captioned above. Terms of the assignment are summarized below. Real Estate to be Appraised: 6A: a vacant parcel comprising the frontage of the Scott & White property. site improvements in acquisition. 6B: improved with the Scott & White medical facility; site improvements in acquisition. 6C: a second vacant parcel comprising the frontage of the Scott & White property; site improvements in acquisition. Use of the Report: Establishing a basis for partial acquisition of the subject properties. Appraisal & Reporting Standards: The appraisals will be developed and the reports will be prepared in conformity with and subject to the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP) of the Appraisal Foundation and the Code of Professional Ethics and the Standards of Professional Appraisal Practice of the Appraisal Institute. The reports will also comply with the Texas Parks & Wildlife appraisal guidelines. The results of our analysis will be set forth in Appraisal Reports as defined by Standards Rule 2-2(a) of USPAP. Fee: Parcel 6A: $3,900, only the land and site improvements in the acquisition are to be appraised. Parcel 613: $3,900, only the land and site improvements in the acquisition are to be appraised. Parcel 6C: $3,900, only the land and site improvements in the acquisition are to be appraised. Wells Fargo Easement: $4,500, only the land and site improvements in the _ acquisition are to be appraised. Steak and Shake Easement: $4,500, only the land and site improvements in the acquisition are to be appraised. Inland Easement: $4,500, only the land and site improvements in the acquisition are to be appraised. Payable incrementally on the delivery of each report. Time subsequent to the initial assignment, including, without limitation, updates, meetings, depositions, mediation, arbitration, trial and preparation for testimony, will be paid monthly, as incurred, at the following hourly rates: Paul Hornsby: $300/hour MAI Staff Appraisers: $250/hour State Certified Appraisers: $200/hour Research Staff. $125/hour Information Necessary to • Surveys Complete the Assignment (as available): • Inspection reports • Title commitment • Site Plans • Any offers to buy or sell the properties within the last three years. Completion: Estimated at 30-45 days from your written authorization to proceed. If these terms are acceptable, please indicate by executing this agreement and returning one copy to me. Parcels 6A and 6C original fees were estimated assuming land only and no improvements in the part taken. We have since found that improvements are in the part taken and need to be valued.
