That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the
Counties of Travis and Williamson, State of Texas, for and in consideration of the sum of Ten
and No/100 Dollars ($10.00) and other good and valuable consideration paid by AUSTIN
TELCO FEDERAL CREDIT UNION, a federal credit union, the receipt and sufficiency of
which is hereby acknowledged, does hereby ABANDON, RELEASE and DISCHARGE only the
below -described portion of that certain 15' waterline Easement of record in Document No.
2006050946, of the Real Official Public Records of Williamson County, Texas, to -wit:
See Exhibit "A" attached hereto and made a part hereof, describing a 0.012 acre
tract of land (approximately 531 sq. ft.), being a portion of Lot 3, University Oaks
Shopping Center Section 1, a subdivision of record in Cabinet FF, Slides 380-381
of the Plat Records of Williamson County, Texas and being a portion of an
existing 15' Waterline Easement of record in Document No. 2006050946 of the
Official Public Records of Williamson County, Texas; said 0.012 acres being
more particularly described by metes and bounds as attached; and
See "Sketch to Accompany Description" attached hereto and made a part hereof
for all intents and purposes hereunto and in any wise pertaining, showing such
easement.
This instrument is given specifically to release the described portion of said easement,
which portion of said easement is terminated by abandonment, termination, vacation, and
cessation of purpose, and which portion of said easement will be of no further effect, whether
legal or equitable.
IN WITNESS WHEREOF, the City of Round Rock, Texas has caused this instrument
entitled "Release of Portion of 15' Waterline Easement" to be executed on this the %+ day of

TEXAS; SAID 0.012 ACRES BEING MORE PARTICULARLY DESCRIBED BY METES
AND BOUNDS AS FOLLOWS:
COMMENCING at a mag nail found for the northeast corner of said Lot 3, same being a
northwest corner of Lot 2D, Block A, Replat of Lot 2 of East Chandler Retail Center, a
Subdivision of record in Cabinet CC, Slides 230-233 of the Plat Records of Williamson
County, Texas, also being in the south right-of-way line of University Oaks Blvd. (right-
of-way width varies) as shown on said University Oaks Shopping Center Section 1,
being also in the south line of Lot 2A, Block A, of said Replat of Lot 2 of East Chandler
Retail Center;
THENCE South 08°18'36" East over and across said Lot 3, a distance of 119.48 feet to
a calculated point in the north line of the said easement, same being the POINT OF
BEGINNING;
THENCE South 20°42'39" East over and across said Lot 3 and the said easement, a
distance of 15.00 feet to a calculated point in the south line of the said easement, from
which a mag nail found for the southeast corner of said Lot 3, bears South 35°19'00"
East, a distance of 101.62 feet;
THENCE over and across said Lot 3 and with the perimeter of the said easement, the
following three (3) courses and distances:
1. South 69°17'21" West, a distance of 35.40 feet to a calculated point;
2. North 20°42'39" West, a distance of 15.00 feet to a calculated point;

located on Lot 3, Section 1, for University Oaks Shopping Center.

Justification:
City staff is proposing to partially release a waterline easement that was dedicated by
separate instrument in 2006. The portion proposed for release is unused, unneeded and
encroaches into the open area of the subdivision.
Engineering and Development Services concurs with the request to release the easement;
the City Attorney's office has reviewed the request and prepared the attached release
document.
