RELEASE OF EASEMENT
THE STATE OF TEXAS
COUNTY OF TRAVIS
That the City of Round Rock, Texas, a Texas home -rule municipality, for and in
consideration of the sum of Ten and No/100 Dollars ($10.00) and other good and valuable
consideration paid to it by UCM/MDC-RR LAND LP, a Delaware limited partnership, on behalf
of itself and its successors and assigns, the receipt and sufficiency of which is hereby
acknowledged, does hereby ABANDON, RELEASE and DISCHARGE a 0.312 Reciprocal
Access Easement dated August 15, 2001, recorded in Document No. 2001143215, Official
Records of Travis County, Texas.
Such ABANDONMENT, RELEASE and DISCHARGE of the above -referenced
Easement shall apply only to the below -described property, to -wit:
A 0.312 acre tract of land out of the Spreecher Survey No. 101, Abstract No.
719, situated in the City of Round Rock, Travis County, Texas, being all of that
certain 50 foot wide Reciprocal Access Easement of record in Document No.
2001143215 and Document No. 2002034851 of the Official Public Records of
Travis County, Texas; said 0.312 acre tract also being a portion of the remaining
portion of Lot 3A, Block "A" of the Replat of Lot 4, K2 Subdivision and Lot 3,
Block "A", Replat of Fanners Insurance tract Section Three, a subdivision of
record in Document No. 200100245 of said Official Public Records; said 0.312
acre tract being more particularly described by metes and bounds as attached.
This instrument is given specifically to release the described original easement, and to
release such original easement only as to the property specifically described herein, which
easement is hereby terrninated by abandonment, termination, vacation, and cessation of purpose,
and which easement shall be of no further force and effect, whether legal or equitable.
IN WITNESS WHEREOF, the City of Round Rock, Texas has caused this instrument to
be executed on this the (day of the month of April , 2010.

Item Summary:
City staff is proposing to release a reciprocal access easement that was recorded by separate instrument as well as
with two separate replats in 2001. The Planning and Zoning Commission approved a revised lot configuration on
April 14, 2010 thus no longer requiring the existing access easement in this location. The approved plat contains
language that an updated access easement will be recorded via separate instrument with the site development
application.
