Dear Mr. Nuse:
As requested, I om pleased to provide this proposal for appraisal services relating to the property
captioned above. Terms of assignment are summarized below:

A 5.985 acre and 67.08 acre tract of land in the City of
Round Rock for the Creek Bend Boulevard extension.
To estimate just compensation for the partial
acquisitions.
To assist the client in establishing a basis for acquisition
of the properties.
The appraisals will be developed and the reports will be
prepared in conformity with and subject to the
requirements of the Uniform Standards of Professional
Appraisal Practice (USPAP) of the Appraisal Foundation
and the Code of Professional Ethics and the Standards of
Professional Appraisal Practice of the Appraisal
Institute.
The results of our analysis will be set forth in summary
reports as defined by Standards Rule 2-2(b) of USPAP.

Fee: $9,000 ($4,500 for each appraisal), payable upon
delivery of the report.
Information Necessary to
Complete the Assignment
(as available):
These fees are predicated on both subjects being vacant
land or land component only. Should any improvements
need to be appraised, the fee will be adjusted by mutual
agreement.
Time subsequent to the initial assignment, including,
without limitation, updates, meetings, depositions,
mediation, arbitration, trial and preparation for
testimony, will be paid monthly, as incurred, at the
following hourly rates:
Paul Hornsby: $3S0/hour
Staff Appraisers: $ 150-$225/hour

• Title commitment
• Roadway plans, profiles
Completion: Estimated at 30 days from your written authorization to
proceed.
If these terms are acceptable, please indicate by executing this agreement and returning one copy to me. I
