§KNOW ALL PERSONS BY THESE PRESENTS:
COUNTY OF WILLIAMSON §
That the City of Round Rock, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Public Utility Easement for the purpose
of establishing the following exclusive easement in, to, across and under the following described
property in Williamson County, Texas, to -wit:
0.009 acres of land, more or less, situated in the Jacob M. Harrell Survey,
Abstract No 284, Williamson County, Texas, and being more particularly
described by metes and bounds in said Exhibit "A" attached hereto and
incorporated herein.
The aforementioned described property is hereinafter referred to as the "Easement".
The perpetual Easement, right-of-way, rights and privileges herein granted shall be used
for the purposes of location, placement, relocation, construction, operation, enlargement,
maintenance, alteration, repair, rebuilding, removal and patrol of public utilities, to -wit: electric
transmission and distribution lines, telecommunication and cable television lines, water lines,
natural gas lines, wastewater lines, sanitary sewer lines, connecting lines, access facilities and
related equipment, stormwater lines, drainage systems and structures, all necessary conduits,
valves, vaults, manholes, ventilators and appurtenances, storm sewers and collection facilities,
drainage pipes and all other subsurface drainage structures, and any necessary accessories, or
operations.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified , amended or terminated by Declarant.

FIELD NOTES for a 0.009 acre (393 square feet) public utility easement in Williamson County, Texas, being a part
of the Jacob M. Harrell, Abstract No. 284, and the easement herein described being part of a called 0.30 acre tract
conveyed to City of Round Rock, of record in Volume 699, Page 486„ Deed Records of Williamson County, Texas,
and being more particularly described as follows:
BEGINNING at a point at the northwest corner of said 0.30 acre tract in the east line of the Missouri Pacific
Railroad, for the northwest corner of this easement;
THENCE S. 89° 13' 00" E., 21.25 feet, with the north line of said 0.30 acre tract, to a point for the northeast corner
of this easement;
THENCE S. 18° 56' 00" E., 20.79 feet, over and across said 0.30 acre tract, to a point on the south line of said 0.30
acre tract and the north line of Lot 1A, Replat of a portion of Lot 5, Round Rock West, Section Three, an addition to
the City of Round Rock, Texas, of record in Cabinet M, Slide 220-222, Plat Records of Williamson County, Texas,
for an angle corner of this easement;
THENCE N. 83° 34' 00" W., 22.13 feet, with the south line of said 0.30 acre tract, the north line of said Lot 1A, to

of said railroad right-of-way, for the southwest corner of this easement;
