COUNTY OF WILLIAMSON
That the CITY OF ROUND ROCK, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Reuse Water Line Easement for the purpose of
establishing the following exclusive easement in and under the following described property in
Williamson County, Texas, to -wit:
See Exhibit "A" describing a 0.396 acre (17,241 square foot) tract of land situated in the
P.A. Holder Survey, Abstract No. 297 and being a portion of Lots 2-3, Block A, of
Round Rock Express Subdivision, Section One, Cabinet S, Slides 156-160, of the Plat
Records of Williamson County, Texas, same being a portion of a remainder of that
39.975 acre tract of land conveyed to the City of Round Rock, Texas by instrument
recorded in Document No. 9919729 of the Official Records of Williamson County,
Texas; said 0.396 acre (17,241 square foot) tract of land being more particularly
described by metes and bounds in Exhibit "A"; and
It is further declared that there shall exist a non-exclusive right to temporarily use the
property adjacent to the boundary of the easement area and as described within Exhibit A
and as shown on the sketches which accompany Exhibit A as may be reasonably
necessary to construct and install the reuse water line facilities described below. Upon
completion of the construction and installation this temporary construction area shall be
returned to the same or substantially similar condition as existed prior to the installation
activities.
The aforementioned described property is hereinafter referred to as the "Easement".
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
placing, constructing, operating, repairing, maintaining, rebuilding, replacing, relocating, and removing a
reuse water line with all necessary conduits, casing, valves, manholes, ventilators, and appurtenances.
Except as otherwise stated, the Easement and other rights and privileges hereby created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended, or terminated by Declarant.
