• RE: Proposal to complete six separate water and wastewater easement and temporary
construction easement appraisals on six properties located on Old Settlers Boulevard in
Round Rock, Texas.
Dear Mr. Norwood:
The Aegis Group, Inc. proposes to complete the above -referenced appraisals to conform with a
summary format appraisal report as defined by Standard Rule 2-2(b) of the Uniform Standards of
Appraisal Practice (USPAP). Each appraisal will include current fee simple market value
opinions of both the proposed permanent easement as well as the temporary construction
easement. Additionally both potential damages and special compensation for site improvements
will be considered. The fee for each written report will be $2,800 for a total fee of $16,800 for
the six appraisals. Any additional services including follow-up meetings, hearing preparation,
hearing time, etc. will be billed at the rate of $250 per hour. Such additional services would only
be provided upon your specific request. The timing to complete this assignment is anticipated to
be approximately 45 days from acceptance of this proposal. However it should be noted that
delays in responses from property owners or their representatives scheduling meetings, the need
for additional information subsequent to meeting property owners, or other currently unforseen
circumstances could potential delay the completion and delivery of the appraisals.
Payment for each appraisal is due upon delivery of each appraisal. Any fee for subsequent
services is due upon completion of the service or will be billed monthly.
It should be noted the intended use of these appraisals it to assist Sheets and Crossfield as agent
for the City of Round Rock in acquiring the proposed easements. The intended users of these
reports are Sheets and Crossfield, P.C. and the City of Round Rock.
