Item Summary:
When KB Homes submitted their construction plans for the "Legend Village Section 2, Phase 4" subdivision, the City Utility Staff
recommended that the proposed 1,873 linear feet of 8 -inch wastewater line running north/south through their development be
over -sized to an 18 -inch wastewater line. This line became the north segment of the lower phase of the Chandler Creek 1 (CC -1L)
future wastewater interceptor as identified in the 2008 Wastewater Master Plan. This project was completed in 2010.
These easements are for 1,267 feet of a proposed 24 -inch wastewater line that will be the southern segment of the CC -1L
Wastewater Interceptor that will connect Legends Village to the existing 42" Chandler Creek Interceptor.

§ KNOW ALL PERSONS BY THESE PRESENTS:

That the CITY OF ROUND ROCK, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Wastewater Line Easement for the purpose of
establishing the following exclusive easement in and under the following described property in
Williamson County, Texas, to -wit:
See Exhibit "A" describing a 0.468 acre (20,367 square foot), tract of land situated in the
P. A. Holder survey, Abstract No. 297, Williamson County, Texas, being a portion of that
15.636 acre tract of land conveyed to the City of Round Rock by instrument recorded in
Document Number 2006100218 of the Official Public Records of Williamson County,
Texas, said 0.468 acre (20,367 square foot) tract of land being more particularly
described in Exhibit "A," attached hereto and incorporated herein for all purposes.
The aforementioned described property is hereinafter referred to as the "Easement."
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
placing, constructing operating, repairing, maintaining, rebuilding, replacing, relocating, and removing a
wastewater line with all necessary conduits, casing, valves, manholes, ventilators, and appurtenances.
Except as otherwise stated, the Easement and other rights and privileges hereby created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended, or terminated by Declarant.

NO. 297, WILLIAMSON COUNTY, TEXAS, BEING A PORTION OF THAT 15.636 ACRE TRACT OF LAND CONVEYED TO THE CITY OF
ROUND ROCK BY INSTRUMENT RECORDED IN DOCUMENT NUMBER 2006100218 OF THE OFFICIAL PUBLIC RECORDS OF
WILLIAMSON COUNTY, TEXAS, SAID 0.468 ACRE (20,367 SQUARE FOOT) TRACT OF LAND BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at an iron rod found with plastic cap stamped 'DIAMOND', the grid coordinates of said point for this description being
determined as Northing=10165327:18, Easting=3144160.69, TXSPC Zone 4203, being an angle point in the existing easterly Right Of Way
(R.O.W.) line of Kenney Fort Blvd. (Arterial 'A'), (R.O.W. width varies), same being an angle point in the westerly boundary line of said
