RE: Metes and Bounds Descriptions - 6 Parcels - UPRR Encroachment Bounds - McNeil Rood, Bellview Rood, and Exhibits for both
construction plan limits and Jury of View descriptions.
Mr. Norwood:
Inland Geodelics, IF' (Inland) is pleased to submit our proposal for professional land surveying services related to the above referenced
project. Our proposal is to generale five (5) metes and bounds descriptions with accompanying survey plots describing 5 parcels in the
vicinity of the Union Pacific RR ROW and within the limits of the City of Round Rock, TX (South Mays Street to the westerly City Limits. The
scope was developed from a meeting in your office on 11 December 2012. Below is a specific list of our proposed Scope of Services and
estimated costs.
NOTE: It is assumed that pertinent Right of Entry to the project sites is granted. Any special considerations to the ROE must be forworded to
our attention prior to work commencing.
SCOPE OF SERVICES
A. Boundary Survey
1.) Inland will prepare an exhibit (Parcel One) of the interpretation of the 1895 "Jury of View" document and an "Open Order"
dated 1898 with description of a 30 foot road known as Round Rock and McNeil Road for one parcel west of IH 35 and north of
the railroad. This task will hove one deliverable.
2.) Inland will prepore an exhibit (Parcel Two) of o strip south of the southerly limits of Porcel One which includes the pre -construction
condition of McNeil Road as depicted on and determined from the 1987 construction plans (provided by client from City
Records) for improvements to McNeil Road.
3.) Parcel Three will depict on additional strip south of the southerly limits of Parcel Two above to the "Lease Agreement Line" as
depicted on said 1987 Construction Plans For McNeil Rood Improvements by Espey. Huston Associtates. Tasks 1 tnru 3 are west of
IH 35.
4.) Inland will prepare a metes and bounds descriptions and survey plats of the following Tracts: a) the existing McNeil Rood from the
northerly ROW line of the UPRR to 10 feet south of the southerly curb line as depicted by 1987 "Lease Agreement Line". This tosk
will hove one porcel, b) the area of Bellview Avenue (east of tH 35) from the southerly ROW of the UPRR to 9 feet north of the
average northerly edge o1 pavement of the existing travelwoy of Bellview Ave. This task will have 2 deliverables east of IH 35.
The ESTIMATED LUMP SUM fee for the above services: Parcel Preparation $14,487.00 plus sales tax'
unless provided o valid sates tax exemption form from the City of Round Rock for the purchase of taxable goods and services.
The estimated fee proposed above are based on personnel time required to perform the described Scope of Services. Additional time
requirements resulting from project scope changes, pion revisions, field recovery of or discrepancies of control provided, significant
boundary issues or the like. etc., will be considered reasonable cause for us to seek addilionol compensation for services not included in
these amounts.
