DECLARATION OF WATERLINE AND
WASTEWATER LINE EASEMENT
THE STATE OF TEXAS
§ KNOW ALL PERSONS BY THESE PRESENTS:
COUNTY OF WILLIAMSON
That the CITY OF ROUND ROCK, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Waterline and Wastewater Line Easement for the
purpose of establishing the following exclusive easement vested in, inuring to, and in favor of, Declarant,
in and under the following described property in Williamson County, Texas, to -wit:
An area 15 feet in width, configured as running with and extending 7.5 feet on either side
of any and all existing subsurface waterlines and wastewater lines as they actually lie in
the ground, not including sprinkler lines, irrigation lines, or domestic service lines
between a meter and any building, such easement being over all areas not occupied by a
building on that certain tract described as Lot 1, Replat of Calcasieu Lumber Addition, a
subdivision in Williamson County, Texas, according to the map or plat thereof, recorded
in Cabinet P, Slides(s) 16 of the Plat Records of Williamson County, Texas and being the
same tract conveyed to the City of Round Rock, Texas by that Special Warranty Deed
recorded as Document No. 201008742 in the Official Public Records of Williamson
County Texas.
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
placing, constructing operating, repairing, maintaining, rebuilding, replacing, relocating, and removing a
waterline and wastewaterline with all necessary conduits, casing, valves, manholes, ventilators, and
appurtenances. Except as otherwise stated, the Easement and other rights and privileges hereby created
shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended, or terminated by Declarant.
