and assigns, to WARRANT and FOREVER DEFEND, all and singular, the above-described
premises unto Grantee, its legal representatives, successors and assigns, against every person or
entity whomsoever lawfully claiming or to claim the same or any part thereof, by, through and
under Grantor, but not otherwise.

The purpose of this item is to create and record a right of way stub -out from Caruso Lane to
Savio Drive in order to facilitate the plat recordation for Vizcaya Phases 2C and 2C1.
Vizcaya Phase 1 was platted and recorded in 2014 but did not leave a stub -out for Savio
Drive, which serves as the primary access for Phases 2C and 2C1. Those two phases were
recently approved by the Planning and Zoning Commission. Savio Drive has already been
constructed as part of the Vizcaya Phase 2C subdivision improvements, so the right of way
connection exists on the ground; this procedure will establish the right of way on paper to
create an access point for Phases 2C and 2C1 which meets the subdivsion code.
Staff recommends approval.
