("Grantor"), for and in consideration of the sum of Ten and No/100 Dollars ($10.00) and other
good and valuable consideration paid to Grantor by the CITY OF ROUND ROCK, a home rule
city and municipal corporation organized and existing under the laws of the State of Texas, herein
after referred to as ("Grantee"), whose address is 221 East Main Street, Round Rock, Texas 78664,
the receipt and sufficiency of which is hereby acknowledged, has DEDICATED, GRANTED,
SOLD and CONVEYED, and Grantor does hereby DEDICATE, GRANT, SELL and CONVEY
unto Grantee, the real property situated in Williamson County, Texas, which is described in the
attached Exhibit "A", attached hereto and incorporated herein by reference for all purposes
("Land"), and all tenements, hereditaments, rights, privileges, interests, easements and
appurtenances belonging or in anywise pertaining to the Land, said Land to be used for public
right-of-way purposes.
TO HAVE AND TO` TT&D the above-described premises, unto Grantee, its legal
representatives, successors and assigns, forever; and Grantor does hereby bind itself, its successors
and assigns, to WARRANT and FOREVER DEFEND, all and singular, the above-described
premises unto Grantee, its legal representatives, successors and assigns, against every person or
entity whomsoever lawfully claiming or to claim the same or any part thereof, by, through and
under Grantor, but not otherwise.

Being 3,307 square feet of land situated in the City of Round Rock, Asa Thomas Survey, Abstract Number
609, Williamson County, Texas, being a portion of Lot 2, Block A, George Subdivision recorded under
Instrument Number 9735546 of the Official Public Records of Williamson County, Texas. Said 3,307
square feet of land surveyed on the ground in the month of June, 2016, under the direction and supervision
of Robert A. Hansen, Registered Professional Land Surveyor Number 6439 and being more particularly
described as follows:
BEGINNING at a 1/2 inch capped rebar stamped "JPH LAND SURVEYING" set previously by this
surveyor at the intersection of the east right of way line of S.A.W. Grimes Boulevard with the northerly
right of way line of Louis Henna Boulevard as described in the documents recorded under Instrument
Numbers 2001009077 and 2003057193 of the Official Public Records of Williamson County, Texas;
THENCE NORTH 16 degrees 26 minutes 19 seconds WEST, 316.57 feet with the east right of way line
of said S.A.W. Grimes Boulevard to a 3 inch brass disk, without markings, found in concrete
at the northwest corner of said Lot 2;
THENCE NORTH 69 degrees 09 minutes 33 seconds EAST, 12.04 feet with the north line of said Lot
2 to a 1/2 inch capped rebar stamped "JPH LAND SURVEYING" set, from which a 1/2 inch
rebar found at the northeast corner of said Lot 2 bears NORTH 69 degrees 09 minutes 33
seconds EAST 346.97 feet;
THENCE SOUTH 16 degrees 26 minutes 19 seconds EAST, 224.26 feet parallel with the east
right of way line of said S.A.W. Grimes Boulevard to a mag nail and washer stamped
"JPH LAND SURVEYING" set;
THENCE SOUTH 09 degrees 54 minutes 00 seconds EAST, 95.15 feet to a 1/2 inch capped
rebar stamped "JPH LAND SURVEYING" set on the northerly right of way line of
said Louis Henna Boulevard, from which a 3 inch brass disc, without markings, found
in concrete bears SOUTH 58 degrees 27 minutes 29 seconds EAST, 127.58 feet
THENCE NORTH 58 degrees 27 minutes 29 seconds WEST, 1.74 feet with the northerly right of way
line of said Louis Henna Boulevard to the POINT OF BEGINNING, containing 3,307
square feet. The Basis of Bearings for this description is Grid North as established by
GPS observation utilizing the Texas Coordinate System of 1983, Central Zone.
