AN ORDINANCE SETTING A DATE AND TIME FOR TWO PUBLIC
HEARINGS TO BE HELD IN THE CITY COUNCIL CHAMBERS ON
THE PROPOSED ANNEXATION OF CERTAIN PROPERTY BY THE
CITY OF ROUND ROCK, TEXAS, TO WIT: 66.497 ACRES OF LAND
OUT OF THE P.A. HOLDER SURVEY, ABSTRACT NO. 297,
WILLIAMSON COUNTY; AUTHORIZING AND DIRECTING THE
CITY SECRETARY TO PUBLISH NOTICE OF SUCH PUBLIC
HEARINGS.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
I.
On the 12th day of August, 1997, at 6:00 o'clock P.M. in the
City Council Chambers, City of Round Rock, Texas, the City Council
will hold a public hearing giving all interested persons the right
to appear and be heard on the proposed annexation by the City of
Round Rock, Texas, of 66.497 acres of land out of the P.A. Holder
Survey, Abstract No. 297 in Williamson County, ("the Property,")
more particularly described in Exhibit "A".
On the 14th day of August, 1997, at 7:00 o'clock P.M. in the
City Council Chambers, City of Round Rock, Texas, the City Council
will hold a second public hearing giving all interested persons the
right to appear and be heard on the proposed annexation by the City
of Round Rock, Texas, of the Property.
II.
The City Secretary is hereby authorized and directed to
publish notice of said public hearings in the official newspaper in
accordance with §43.052, Local Government Code.

III.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.
B. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions
thereof.

FIELDNOTE DESCRIPTION
BEING a 66.497 acre tract of land out of the P.A. Holder Survey, Abstract No.
297 in Williamson County, Texas and comprised of the Three following tracts
of land: a 15 acre tract out of that certain 137.20 acre tract conveyed to
Gordon S. Johnson and wife, Gladys A. Johnson as recorded in Volume 491, Page
564 Deed Records of Williamson County, Texas, a 12 acre tract of land conveyed
to Round Rock Independent School District recorded in Vol. 2585, Pg. 821 Official
Records of Williamson County, Texas and the remainder of approximately 39.5
acres out of the original 72.18 acre tract conveyed to Round Rock Independent
School District recorded in vol. 1617, Pg. 628 O.R.W.C.T., said 66.497 acre
tract being more particularly described by metes and bounds as follows:
BEGINNING at a 60d nail found in a cedar fence corner post for the interior
"ell" of this tract, same being the Northeast corner of Lot 1 of Mesa Ridge,
Section 7, a subdivision recorded in Cabinet "E", Slide 134 of the Plat Records
of Williamson County, Texas;
THENCE along the North line of said Mesa Ridge, Section 7, North 89° 52' 41"
West, a distance of 569.91 feet to a 1/2 inch inch iron rod found for the most
Northerly Southwest corner of this tract, same being the Southeast corner of
Lot 1 of Round Rock I.S.D. Middle School, a one lot subdivision recorded in
Cabinet "M", Slides 26-27 Plat Records of said county;
THENCE along the East line of said Round Rock ISD Middle School tract and the
general line of a 6' high chain link fence, North 00° 08' 08" East, a distance
of 1,285.84 feet to a 1/2 inch iron rod found for corner in the curving South
Right -of -Way line of Bowman Road ( 90' wide R.O.W.);
THENCE along the said South R.O.W. line of Bowman Road the following Two (2)
courses:
along a circular curve to the right, having a radius of 1,957.00 feet,
through a Delta angle of 13°31'45", an arc length of 462.10 feet, a chord
bearing North 83°23'38" East, a chord distance of 461.03 feet to a 1/2
inch iron rod set for a point of tangence to said curve;
South 89° 50' 27" East, a distance of 833.45 feet to a 1/2 inch iron rod
found for corner in the West line of Lot 21, Block "N", The Meadows at
Chandler Creek - Section Four, a subdivision recorded in Cabinet "G",
Slide 187-189 Plat Records of said county;
THENCE departing the said South R.O.,W. line of Bowman Road, along the West
line of said The Meadows at Chandler Creek, the following Two (2) courses:
South 00°02'41" West, a distance of 389.60 feet to a 1/2 inch iron rod
found for angle point;
South 00°16'58" West, a distance of 947.75 feet to a 1/2 inch iron rod
found for the Southwest corner of Lot 7, Block "M" of said subdivision;

THENCE along the South line of said The Meadows at Chandler Creek, South
89°42'19" East, a distance of 530.77 feet to a 1/2 inch iron rod found for
the Northwest corner of an 8.78 acre tract conveyed to a Bruce Taylor recorded
in Vol. 870, Pg. 160, same being the Northeast corner of aforesaid 12 acre
tract conveyed to Round Rock I.S.D. and the also mentioned 137.20 acre tract;
THENCE along the most Easterly line of said 137.20 acre tract the following
Three (3) courses:
South 00°03'41" West, a distance of 416.49 feet to a 1/2 inch iron rod
found for the Northeast corner of aforesaid 15 acre tract;
South 00°09'50" West, a distance of 138.97 feet to a 1/2 inch iron rod
found for the Northwest corner of a 14.56 acre tract conveyed to a William
R. Rhodes as recorded in Vol. 1973, Pg. 978;
South 00°07'15" West, a distance of 382.87 feet to a 1/2 inch iron rod
found for the Southeast corner of this tract;
THENCE along the South line of aforesaid 15 acre tract, North 89°56'03"West,
a distance of 1,252.57 feet to a 1/2 inch iron rod found for the Southwest
corner hereof and being in the East line of aforesaid Mesa Ridge Section 7;
THENCE along the East line of said Mesa Ridge - Section 7, the following Two
(2) courses:
North 00°14'31" East, a distance of 521.72 feet to a 1/2 inch iron rod
found for the Northwest corner of said 15 acre tract, same being the
Southwest corner of aforesaid 12 acre tract;
North 00°13'53" East, a distance of 417.48 feet to the POINT OF BEGINNING
and containing a calculated area of 66.497 Acres of land.
This fieldnote description was prepared from an on -the -ground survey performed
on January 15, 1997 by West Surveyors, Inc. and is true and correct to the
best of my knowledge and belief.

ANNEXATION PETITION
TO THE MAYOR AND GOVERNING BODY OF THE CITY OF ROUND ROCK, TEXAS.
The undersigned representative of the owner of the hereinafter described tract of land, which is vacant
and without residents, or on which Tess than three (3) qualified voters reside, hereby petition your
Honorable Body to extend the present city limits so as to include as a part of the City of Round Rock,
Texas, the following described territory, to -wit:
(See Exhibit "A")
I hereby certify, under oath, that:
1. Round Rock Independent School District IS THE TRUE AND ONLY OWNER OF THE ABOVE
DESCRIBED TRACT OF LAND and as evidence thereof I have attached as Exhibit "B" a true and
current copy of the Warranty Deed whereby we acquire said property, and
2. the above described tract of land is contiguous and adjacent to the current city limits of the
City of Round Rock.

Item: 9.B. Consider an ordinance setting the date, time, and place for a
public hearing concerning the annexation of 66.497 acres of
land out of the P.A. Holder Survey, A-297. (Round Rock
High School No. 4) (First Reading)

Staff Recommendation: Approval
The purpose of this annexation is to facilitate the development of a new Round
Rock ISD high school (#4). The preliminary plat for this high school was
approved by the Planning and Zoning Commission on July 16. This school will
be located next to the Hopewell Middle School on Bowman Road.
A timetable for the annexation process is attached. The first public hearing is
scheduled for Tuesday, August 12 at 6:00 p.m. (special called) and the second
hearing is scheduled for Thursday, August 14 at the regular meeting.
