AN ORDINANCE SETTING A DATE AND TIME FOR TWO PUBLIC
HEARINGS TO BE HELD IN THE CITY COUNCIL CHAMBERS ON THE
PROPOSED ANNEXATION OF CERTAIN PROPERTY BY THE CITY OF
ROUND ROCK, TEXAS TO WIT: 9.75 ACRES OF LAND BEING A PART
OF COUNTY ROAD 170; AUTHORIZING AND DIRECTING THE CITY
SECRETARY TO PUBLISH NOTICE OF SUCH PUBLIC HEARINGS.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
I.
On the 21st day of May, 1996, at 6:00 o'clock P.M. in the City
Council Chambers, City of Round Rock, Texas, the City Council will
hold a public hearing giving all interested persons the right to
appear and be heard on the proposed annexation by the City of Round
Rock, Texas, of 9.75 acres of land being part of County Road 170 in
Williamson County, ("the Property,") more particularly described in
Exhibit "A".
On the 23rd day of May, 1996, at 7:00 o'clock P.M. in the City
Council Chambers, City of Round Rock, Texas, the City Council will
hold a second public hearing giving all interested persons the right
to appear and be heard on the proposed annexation by the City of Round
Rock, Texas, of the Property.
II.
The City Secretary is hereby authorized and directed to publish
notice of said public hearings in the official newspaper in accordance
with §43.052, Local Government Code.
III.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.

B. The invalidity of any section or provision of this ordinance
shall not invalidate other sections or provisions thereof.

By motion duly made, seconded and passed with an affirmative vote
of all the Council members present, the requirement for reading this

ANNEXATION FIELD NOTES:
COMMENCING at a point in the south line of said County Road No.
170, at its intersection with the east line of Round Rock City
Limits per Ordinance No. 3001, for the Northeast corner of that
certain tract said to contain 4.0 acres of land as described in a
deed Darle Nieneker and wife, Viola J. Nieneker from Darle
Nieneker, dated September 28, 1972, and recorded in Volume 556,
Page 189, of the Official Records of Williamson County, Texas, the
same being the Northwest corner of the 0. G. Wilson 43 acre tract
of land, recorded in Volume 7489, Page 534, of the Deed Records of
Travis County, Texas, for the Southwest coiner and POINT OF
BEGINNING of the herein described tract;
THENCE crossing said County Road No. 170, and with the east line of
the City Limits Line of Round Rock, Texas, North 30°00'00" East, a
distance of 152.51 feet to a point in south line of that certain
tract said to contain 153.4555 acres of land described as Tract II
in a deed to SGA Development Partnership, Ltd. from MB Boardwalk
Limited, dated January 28, 1994, and recorded in Volume 2458, Page
492, of the Official Records of Williamson County, Texas, and in a
curve to the left, for the Northwest corner of this tract;
THENCE with the north line of said County Road No. 170, and along
said curve to the left, a distance of 12.39 feet, said curve having
a radius of 25.00 feet, a central angle of 28°23'08", the chord of
which bears North 89°43'51" East, a distance 12.26 feet;
THENCE continuing with the north line of said County Road No. 170,
the following ten (10) courses:
(1) North 75°32'17" East, a distance of 903.68 feet to a point,
for the Southeast corner of the said SGA Development
Partnership, Ltd. tract, for the Southwest corner of that
certain tract said to contain 38.21 acres of land as described
in a Substitute Trustee's Deed to Billy W. Glenn and wife,
Janet Glenn from Round Rock County Road No. 170, Ltd., dated
June 3, 1986, recorded in Volume 1375, Page 315, of the
Official Records of Williamson County, Texas, and for an angle
corner of this tract;
(2) North 75°41'00" East, a distance of 464.79 feet to a point,
for an angle corner of the said Glenn 18.94 acre tract, and
for an angle corner of this tract;
(3) North 77°52'30" East, a distance of 190.00 feet to a point,
for the Southeast corner of the said Glenn 18.94 acre tract,
for the Southwest corner of that certain tract said to contain
17.50 acres of land as described in a Deed in Lieu of
Foreclosure to Oscar J. Grossman and wife, Edith Grossman,
from Billy Wray Glenn and wife, Janet Glenn, dated July 20,
1992, and recorded in Volume 2173, Page 117, of the Official
Records of Williamson County, Texas, and for an angle corner
of this tract;
(4) North 77'25'02" East, at a distance of 617.77 feet pass the
Southeast corner of the said Grossman tract, the same being
the Southwest corner of that certain tract said to contain
18.94 acres of land as described in a Substitute Trustee's
Deed to Billy W. Glen and wife, Janet Glenn, dated June 3,
1986, recorded in Volume 1375, Page 321, of the Official
Records of Williamson County, Texas, in all a total distance
of 743.70 feet to a point, for an angle corner of this tract;
(5) North 55°29'49" East, a distance of 304.57 feet to a point,
for an angle corner of this tract;
(6) North 71°05'04" East, a distance of 82.89 feet to a point, for
an angle corner of this tract;
(7) North 87°38'12" East, a distance of 115.27 feet to a point,
for an angle corner of this tract;
(8) South 59°53'16" East, at a distance of 35.93 feet pass the
Southeast corner of the said Glenn 18.94 acre tract, the same
being the Southwest corner of that certain tract of said as
described in a deed to Randolph Mueller, recorded in Volume
817, Page 712, of the Official Records of Williamson County,
Texas, in all a total distance of 134.41 feet to a point, for
an angle corner of this tract;
(9) North 72°32'06" East, a distance of 74.88 feet to a point, for
the Northeast corner of this tract;
THENCE crossing said County Road No. 170, South 17°27'54" East, a
distance of 176.58 feet to a point in the south right-of-way line
of said County Road No. 170, and in the north line of the remainder
of that certain tract of land described as Tract One, as described
in a deed to Round Rock Industrial Park, recorded in Volume 980,
Page 925, of the Official Records of Williamson County, Texas;
THENCE with the south right-of-way line of said County Road No.
170, the following nine (9) courses:
(1) South 72°23'24" West, a distance of 11.11 feet to a point at
the P.C. of a curve to the right;
(2) Along said curve to the right a distance of 408.18 feet, said
curve having a radius of 2,182.60 feet, a central angle of
10°42'55", the chord of which bears South 77°44'52" West, a
distance of 407.59 feet;
(3) South 83°06'19" West, a distance of 390.73 feet to a point at
the P.C. of a curve to the left;
(4) Along said curve to the left a distance of 154.79 feet, said
curve having a radius of 3,260.57 feet, a central angle of
02°43'12", the chord of which bears South 81°44'43" West, a
distance of 154.77 feet to a point;
(5) South 73'27'06" West, a distance of 247.97 feet to a point,
for the Northwest corner of the said Round Rock Industrial
Park, Tract One, for the Northeast corner of that certain
tract of land as described in a deed to Round Rock Industrial

Records of Williamson County, Texas, and for an angle corner
of this tract;
(6) South 78°39'40" West, a distance of 50.14 feet to a point, for

Records of Williamson County, Texas, for the Northeast corner
of the remainder of that certain tract of land described as

(7) South 78°38'46" West, at a distance of 19.95 feet pass the
Northwest corner of the said Round Rock Industrial Park, Tract
Two, the same being the Northeast corner of that certain tract
of land as described in a deed to Milburn Investments, Inc.,
recorded in Document No. 9600204, of the Official Records of
Williamson County, Texas, in all a total distance of 89.99
feet to a point, for the Northwest corner of the said Milburn
tract;
(8) South 77°36'35" West, a distance of 174.49 feet to a point,
for the Northeast corner of that certain tract said to. contain
1.714 acres of land as described in a deed to Carl August
Leppin from Brenda Carol Leppin Glenn and Oliver Gustaf
Leppin, Jr., dated March 3, 1982, and recorded in Volume 880,
Page 73, of the Official Records of Williamson County, Texas,
an for an angle corner of this tract;
(9) South 76°15'00" West, at a distance of 146.68 feet pass the
Northwest corner of the said Carl August Leppin tract, the
same being the Northeast corner of the 0. G. Leppin 1.513 acre

being the Northeast corner of that certain tract said to
