BEGINNING at the intersection point of the south right-of-way line of Old
Settlers Boulevard (120 -foot right-of-way), same being the north boundary line of said Lot
1, Block A, and the west boundary line of said 12 -foot -wide sanitary sewer and waterlines
easement for the northwest corner and POINT OF BEGINNING hereof, from which an iron rod
found on the most northerly northwest corner of said Lot 1, Block A bears N65°15'23"W, a
distance of 110.67 feet;
THENCE, departing the west boundary line of said 12 -foot -wide sanitary sewer
and waterlines easement, with the south right-of-way line of said Old Settlers Boulevard,
same being the north boundary line said Lot 1, Block A, S65°15'23"E for a distance of 17.47
feet to a point in the east boundary line of said 12 -foot -wide sanitary sewer and waterlines
easement for the northeast corner hereof;
THENCE, departing the south right-of-way line of said Settlers Boulevard, same
being the north boundary line of said Lot 1, Block A, with the east boundary line of said
12 -foot -wide sanitary sewer and waterlines easement, the following courses :
1. with the arc of a curve to the left having a radius of 5,654.11 feet,
an interior angle of 0°37'10", an arc length of 61.13 feet, and a chord
which bears S22014'14"E for a distance of 61.13 feet to a point of
tangency;
2. S22°24'18"E for a distance of 165.54 feet to the southeast corner of
said 12 foot wide sanitary sewer and waterlines easement for the

AN ORDINANCE VACATING ALL OF THAT CERTAIN TWELVE
(12') FOOT SANITARY SEWER AND WATERLINE EASEMENT
LOCATED ACROSS AND THROUGH LOT 1, BLOCK "A" OF THE
CRYSTAL PARK SUBDIVISION IN ROUND ROCK, TEXAS;
PROVIDING A SAVINGS CLAUSE AND REPEALING CONFLICTING
ORDINANCES AND RESOLUTIONS.
WHEREAS, Classic Automotive Inc., doing business as Classic Toyota, as the
owner of Lot 1, Block "A" Crystal Park Subdivision, has through its president,
Donald J. Tamburro, petitioned the CITY COUNCIL OF ROUND ROCK, TEXAS,
requesting the City to vacate a portion of that certain twelve (12') foot sanitary sewer
and waterline easement over said Lot; and
WHEREAS, all authorized public utility users of said easement have
concurred in writing with said petition; Now Therefore,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
I.
That the City Council hereby vacates and abandons all of that certain utility
easement across and through Lot 1, Block "A", Crystal Park Subdivision, a
subdivision recorded in Cabinet I, Slide 340, Subdivision Records of Williamson
County, said easement recorded in Volume 712, Page 132, Deed Records of
Williamson County, Texas; said easement being more particularly described by
metes and bounds on Exhibit "A" attached hereto.
II.
A. All ordinances, parts of ordinances, or resolutions in conflict herewith
are expressly repealed.
B. The invalidity of any section or provision of this ordinance shall not
invalidate other sections or provisions thereof.

Dear Mayor Culpepper and Council:
The purpose of this request is to vacate portions of the following
easements which cross through the interior of the above referenced
property:
1. 12 foot wide sanitary sewer and waterline easement
recorded in Volume 699, Page 848, and Volume 705, Page
51, and correction easement recorded in Volume 714, Page
413, Deed Records of Williamson County, Texas, and shown
on the plat recorded in Cabinet I, Slide 340, Plat
Records of Williamson County, Texas;
2. 6 foot wide sewer or waterline easement recorded in
Volume 548, Page 247, Deed Records of Williamson County,
Texas;
3. 12 foot wide wastewater and water easement recorded in
Volume 712, Page 132, Deed Records of Williamson County,
Texas, and shown on the plat recorded in Cabinet I, Slide
340, Plat Records of Williamson County, Texas; and
4. 7.5 foot wide public utility easement recorded in Volume
1171, Page 127, and Volume 1155, Page 270, Official
Records of Williamson County, Texas, and shown on the
plat recorded in Cabinet I, Slide 340, Plat Records of
Williamson County, Texas.
Applicant, Classic Automotive, Inc., doing business as Classic
Toyota, is in the process of constructing improvements upon said
property which would be constrained by the continued existence of
the said easements. The subject property has sufficient utility
easements to serve all necessary utilities and the Applicant shall
incur the cost of any relocation of existing utilities within the
subject easements.
