§ KNOW ALL BY THESE PRESENTS:
COUNTY OF WILLIAMSON §
That the CITY OF ROUND ROCK, a Texas home-rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Wastewater Easement for the purpose of
establishing the following exclusive easement vested in, inuring to, and in favor of, Declarant, in and
under the following described property in Williamson County,Texas,to-wit:
Being out of that certain tract of land out of the George W. Glasscock Survey, Abstract
No. 267, situated in Williamson County,Texas, being out of and a portion of that certain
Lot 2,Block A of Chandlers Cove, a subdivision recorded in Cabinet W, Slides 112-114,
of the Plat Records of Williamson County, Texas, and conveyed to the City of Round
Rock in said recorded plat, and being also out of and a portion of Lot 117, Block G,
Jester Farms, Section 1, a subdivision recorded in Cabinet P, Slide 110 of the Plat
Records of Williamson County, Texas, and conveyed to the City of Round Rock in
Document Number 2002046992, of the Official Public Records of Williamson County,
Texas, in the City of Round Rock, Williamson County,Texas, said 0.057 acre(2,468 sq.
ft.) of land being more fully described in Exhibit "A" attached hereto and incorporated
herein for all purposes.
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
constructing, installing, operating, maintaining, inspecting, reconstructing, enlarging, relocating,

rebuilding, repairing, and removing a wastewater system and Innes, together with all necessary lines,
pipes, conduits, valves, vaults, manholes, ventilators, and other equipment, improvements, accessories
and appurtenances or operations related thereto. Except as otherwise stated, the Easement and other
rights and privileges hereby created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified,amended,or terminated by Declarant.

Consider executing a Declaration of Wastewater Easement
The property subject to this easement execution is owned by the City. KB Homes is
developing a residential project across from this City-owned property and needs to tie
into the wastewater system. This easement ensures that should a release or exchange
of property (on the City Side) occurs, an easement shall be retained to ensure future
maintenance of this public utility. There is no cost to the City to dedicate this
wastewater easement.
