AN ORDINANCE SETTING A DATE, TIME, AND PLACE FOR A PUBLIC
HEARING TO DETERMINE WHETHER OR NOT CONDITIONS EXIST WHICH
RENDER CERTAIN BUILDINGS OR STRUCTURES UNSAFE UNDER THE
PROVISIONS OF CHAPTER 3, SECTION 1.3, UNSAFE BUILDING
ABATEMENT CODE, CODE OF ORDINANCES CITY OF ROUND ROCK,
TEXAS, AND AUTHORIZING AND DIRECTING THE BUILDING OFFICIAL
TO PROVIDE PROPER NOTICE OF SUCH PUBLIC HEARINGS.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
On the /5M V day of

o'clock Xm. in the City Council Chambers, City of Round Rock,
Texas, the City Council will hold Public Hearings to determine
whether the buildings or structures listed below are unsafe under the
provisions of Chapter 3, Section 1.3, the Unsafe Building Abatement
Code of Ordinances, City of Round .Rock, Texas. All interested
persons shall be given the right to appear and be heard on the
proposed repair or demolition of the named buildings or structures.
II.
The following buildings or structures will be the subjects of
the Public Hearings:
1. Address: Three (3) structures located on the Northeast
corner of Sam Bass Road and Meadows Drive, Round
Rock, Texas.
Last Known Owner: Sam Bass Road Joint Venture
Violation: a. Said buildings are in such a condition as
to constitute a public nuisance.
b. Said buildings are unsafe, unsanitary and
otherwise dangerous to human life, and
constitute a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
2. Address: 1000 Clark Street, Round Rock, Texas
Last Known Owner: Bedico, Inc.
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
3. Address: North end of Wonder Drive, Round Rock, Texas
Last Known Owner: Trinidad Bustos
Violation: a. Said building is in such a condition as to
constitute a public nuisance.

otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
4. Address: 701 Tassey Street, Round Rock, Texas
Last Known Owner: Garfield McConico.
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
5. Address: 705 Tassey Street, Round Rock, Texas
Last Known Owner: N. G. Whitlow.
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
6. Address: 302 W. Logan, Round Rock, Texas
Last Known Owner: Samuel Mercer.
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
c. The building or structure or portion
thereof is likely to fully or partially
collapse as a result of decay,
deterioration or dilapidation.
7. Address: 2003 Dixie Lane, Round Rock, Texas
Last Known Owner: Gerri Wallingford
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
c. The building or structure or portion
thereof is likely to fully or partially
collapse as a result of decay,
deterioration or dilapidation.
8. Address: 402 N. Lampasas, Round Rock, Texas
Last Known Owner: Barbara Wilkes

Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
9. Address: 502 N. Lampasas, Round Rock, Texas
Last Known Owner: Trino Bustillos
Violation: a. Said building is in such a condition as to
constitute a public nuisance.
b. Said building is unsafe, unsanitary and
otherwise dangerous to human life, and
constitutes a hazard to safety or health by
reason of inadequate maintenance,
dilapidation, obsolescence or abandonment.
III.
The Building Official is hereby authorized and directed to
provide proper notice of said Public Hearings to the last known
owners of the above-described properties. If the Building Official
is unable to locate the last current owner, then a notice of the
Public Hearings shall be published in the Round Rock Leader at least
15 days before the Public Hearings. All notices shall be delivered
to the last known owners at least 15 days before the Public Hearings,
in accordance with Chapter 3, Section 1.3 of the Code of Ordinances,
City of Round Rock, Texas.
IV.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.
B. The invalidity of any section or provision of this
ordinance shall not invalidate other section or provisions thereof.
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.

and place for a public hearing regarding the
demolition of unsafe structures. (First Reading)

STAFF RECOMMENDATION:
Due to the failure of the title company to provide Abstractor's
Certificates in a timely manner, the date, time and place will
need to be set on June 22, 1989 for the Public Hearing for the
demolition of certain unsafe structures.
