REGARDING THE LEVY OF ASSESSMENTS FOR
LA FRONTERA REDEVELOPMENT PUBLIC IMPROVEMENT DISTRICT
Notice is hereby given that the Round Rock City Council will hold a public hearing in the City Hall at 221 East Main
Street, Round Rock, Texas 78664 on February 23, 2017, at 7:00 p.m. to accept public comments and discuss the levy of
assessments for the La Frontera Redevelopment Public Improvement District.
Assessment District Boundaries
The district is proposed to include approximately 13 acres owned by Petitioner, which are presently located within the
corporate limits of the City of Round Rock, and being described by in Exhibit "A", attached hereto and made a part
hereof (the "Property"). The Property is located at the northwest corner of the intersection of IH -35 and SH 45 in Round
Rock, Texas.
General Nature and Cost of Proposed Improvements
The purposes of the District will include the creation and administration of the District and the design, construction and
acquisition of public improvements that are authorized by Chapter 372, Texas Local Government Code and that are
necessary for full redevelopment of the Property, which improvements will consist of wastewater collection
improvements and related appurtenances referred to as the "District Improvements". The Petitioners estimate that the
total cost to design, acquire, and construct all of the District Improvements will not exceed One Hundred Ninety -Eight
Thousand, Four Hundred Dollars ($198,400.00).
Proposed Method of Assessment
After analyzing the assessment methods allowed by the Act, the City has determined that One Hundred Ninety -Eight
Thousand Four Hundred and 00/100 dollars ($198,400.00) shall be assessed against the Property ("Assessment Costs"),
said assessment to be a reimbursement for the construction and financing of the Improvements.
The method of assessment shall be as follows: An assessment of One Hundred Ninety -Eight Thousand Four Hundred
and 00/100 Dollars ($198,400.00) shall be levied on the Property and shall be paid in three (3) equal, annual
installments of $66,133.00 on or before January 1 of each year after Substantial Completion of the Improvements.
Substantial Completion shall be defined as the date on which the City's Director of Utilities and Environmental Services
notifies the contractor that the Improvements have been finally accepted by the City.
