§ KNOW ALL PERSONS BY THESE PRESENTS:
COUNTY OF WILLIAMSON §
That the City of Round Rock, a Texas Home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Water Line Easement for the purpose of
establishing the following exclusive easement in and under the following described property in
Williamson County, Texas, to -wit:
See Exhibit "A" describing a 0.7355 acre (32,040 square feet) tract situated in the
P.A, Holder Survey, Abstract No, 297, Williamson County, Texas, and being a
portion of two tracts - a called 71.110 acres tract as described in a Special
Warranty Deed to the City of Round Rock, Texas and recorded in Volume 1760,
page 475 and a called 427.956 acres tract as described in a Partition Deed to the
City of Round Rock, Texas and recorded in Volume 1760, page 451, both of the
Deed Records of Williakmson County, and being more particularly described as
attached.
The aforementioned described property is hereinafter referred to as the "Easement".
The Easement, rights, and privileges hereby created shall be used solely for the put°pose
of placing, constructing operating, repairing, maintaining, rebuilding, replacing, relocating, and
removing a water line with all necessary conduits, casing, valves, manholes, ventilators and
appurtenances. Except as otherwise stated, the Easement and other rights and privileges hereby
created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended or terminated by Declarant.

This easement establishes the limits of all waterlines on the City's Rock 'N' River
facility. Should the City sell this property in the future, this easement will ensure city
