§ KNOW ALL PERSONS BY THESE PRESENTS:
COUNTY OF WILLIAMSON §
That the CITY OF ROUND ROCK, a Texas home -rule municipal corporation (hereinafter
called the "Declarant") has executed this Declaration of Wastewater Easement for the purpose of
establishing the following exclusive easement vested in, inuring to, and in favor of, Declarant, in and
under the following described property in Williamson County, Texas, to -wit:
A 0.078 acre, or 3,379 square feet tract of land situated in the Joseph Mott Survey,
Abstract No. 427 Williamson County, Texas, being out of Lot 121, Block O,
Parkland/Drainage Easement recorded in Vizcaya, Phase 2C1 in Document No.
2016013386 of the Official Public Records of Williamson County, Texas, Said 0.078 of
an acre tract being more fully described in Exhibit "A" attached hereto and incorporated
herein for all purposes; and
The Easement, rights, and privileges hereby created shall be used solely for the purpose of
constructing, installing, operating, maintaining, inspecting, reconstructing, enlarging, relocating,
rebuilding, repairing, and removing a wastewater system and lines, together with all necessary lines,
pipes, conduits, valves, vaults, manholes, ventilators, and other equipment, improvements, accessories
and appurtenances or operations related thereto. Except as otherwise stated, the Easement and other
rights and privileges hereby created shall be perpetual.
The benefits and obligations of the Easement created herein shall constitute benefits and
servitudes running with the land.
This Declaration may be modified, amended, or terminated by Declarant.

FULLY DESCRIBED AS FOLLOWS, WITH BEARINGS BASED ON THE NORTH
AMERICAN DATUM OF 1983 (NA2011) EPOCH 2010.00, FROM THE TEXAS
COORDINATE SYSTEM ESTABLISHED FOR THE CENTRAL ZONE.
COMMENCING at a I/z" iron rod with yellow cap marked "Pape -Dawson" found at the

THENCE S 72049'16" W, through the interior of said Lot 121, Block O, with the north line of
said Storm Sewer & Drainage Easement, a distance of 4.30 feet to a calculated point at the
northernmost northeast corner of a Wastewater Easement, dedicated to the City of Round Rock,
Texas recorded in Document No. 2015021996 of the Official Public Records of Williamson
County, Texas for the southeast corner and POINT OF BEGINNING hereof;
THENCE S 72049'16" W, continuing through the interior of said Lot 121, Block O, with the
north line of said Wastewater Easement, same being the north line of said Storm Sewer &
Drainage Easement, a distance of 25.00 feet to a calculated point at the northernmost northwest
corner of said Wastewater Easement for the southwest corner hereof;
THENCE departing the north line of said Wastewater Easement and the north line of said Storm
Sewer & Drainage Easement, continuing through the interior of said Lot 121, Block O the
following two (2) courses and distances:
