WHEREAS, §8 . 610 (4) Code of Ordinances (1995 Edition) provides
for the reimbursement for the oversizing of water mains, and
WHEREAS, Wilshire Homes, Ltd. and Pulte Homes of Texas, L. P.
have submitted a reimbursement request for the oversizing of water
mains associated with the Sonoma, Sections 4 and 5 development, and
WHEREAS, the City Council wishes to approve said reimbursement,
Now Therefore
BE IT RESOLVED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
That the City Council hereby approves of the reimbursement to
Wilshire Homes, Ltd. and Pulte Homes of Texas, L. P. of $50, 908 . 00,
which is the cost of oversizing water mains associated with the Sonoma,
Sections 4 and 5 development .
The City Council hereby finds and declares that written notice of
the date, hour, place and subject of the meeting at which this
Resolution was adopted was posted and that such meeting was open to the
public as required by law at all times during which this Resolution and
the subject matter hereof were discussed, considered and formally acted
upon, all as required by the Open Meetings Act, Chapter 551, Texas
Government Code, as amended.

Oversize Waterline Reimbursement
Dear Mr. Halden:
On behalf of Pulte Homes of Texas, L.P., (Pulte) and Wilshire Homes, Ltd., (Wilshire),joint owners of
the above referenced subdivision,please let this letter serve as a request for the Water Oversize
Reimbursement for the above referenced subdivision.
This reimbursement is being requested in accordance with the City of Round Rock's Oversize Policy
which states: "If a development is required to oversize utility lines in excess of the developments' direct
needs,the development will be given credit for the amount oversized."
Attached, we have included a letter from Randall Jones Engineering,Inc., which shows the calculations
and also summarize the total Oversize Reimbursement Fee to be $50,908.00. Additionally, as the letter
states,the Approved plans, which can be used as documentation, are currently on file with the City of
Round Rock.
Once this request receives the required City Council approval, we ask that the reimbursement be divided
in two equal payments of$25,454.00 each and be forwarded directly to Pulte and Wilshire as noted

Dear Ms. Massaro,
The purpose of this letter is to provide you with information regarding reimbursements
from the City of Round Rock that you may be eligible for over sizing certain waterlines
within the above referenced project. Per the City of Round Rock's Development Code
and more specifically the Water and Wastewater Oversize Policy, "If a development is
required to oversize utility lines in excess of the developments direct reeds, the
development will be given credit for the amount oversized." It is.the opinion of Randall
Jones Engineering, Inc. that the 12" water line located within Via Sonoma Trail and the
16" waterline within Forest Creek Drive were oversized beyond the needs of this
development. Typically an 8"would have been sufficient and adequate to serve the 45
single-family lots within this section of development. Therefore, in accordance with the
City's policy you may request reimbursement of$2.60 per inch diameter oversized per
linear foot of line installed. For Section 4 of Sonoma, 847 feet of 12" line along Via
Sonoma Trail and 2,024 feet of 16" along Forest Creek Drive was constructed. The
reimbursement calculation is*

Homes, Ltd. and Pulte Homes of Texas,L.P. for the cost of
oversizing water mains associated with the Sonoma, Sections 4 and
S development.

History: 2,024 feet of 16"water main was installed along Forest Creek Drive in Sonoma
Sections 4 and 5. 847 feet of 12"water main was installed along via Sonoma
Trail in Sonoma Section 4. These mains were installed in accordance with the
City's water master plan and to provide capacity for other developments in the
area. The portion of the 16"water main within Sonoma Section 5 was
constructed as an off-site line during the construction of Sonoma Section 4.
These 16" and 12"water mains were accepted previously and both the Sonoma
Sections 4 and 5 plats have been recorded. The remainder of Sonoma Section 5
is currently under construction.
Funding:
Cost: $50,908.00
Source of funds: Oversize Account
Outside Resources: Randall Jones Engineering, Jadco Development, Wilshire Homes, Ltd.
and Pulte Homes of Texas, L.P.
Impact: Minimal. To date, the City has received $104,400 in oversize fees from Sonoma
Sections 1,2,3,4 and 5. On April 26, 2001, a reimbursement of $61,318.40 was
made to Wilshire/Pulte for ovesized mains in Sonoma Sections 1, 2 and 3.
Therefore, with the requested reimbursement included, a total of $112,226.40 will
be reimbursed for oversized mains installed in the five subdivisions.
Benefit: Oversized mains installed provide available capacity for other development in
the same locale and minimize the possibility of parallel mains having to be
constructed in the future.
